More projects being added to our " Current Construction Projects " list...

 Did you know we have an entire page on this site that acts as a list of current construction projects happening in the Spokane area? It's not always going to be a complete list, but it's meant to be a handy reference for those wondering what is going on somewhere.

And, I'm adding a few more projects to the list! Ones that look like they might start soon, one or two I just plain forgot in my last update,etc...

McFarlane Industrial Park ( Airway Heights / West Plains )

Planned to be geared towards ecommerce tenants, construction is happening on a new 187,000 square foot warehouse building at 12315 W. McFarlane Rd. , just east of Exotic Metals Forming on the South side of Airway Heights. The developer of this project has done work in larger metropolitan markets and says the building could house upwards of 12 tenants.


Industrial projects north of Spokane International Airport ( Airway Heights / West Plains )

Recently, Triumph which operates one the largest industrial plants in the area ( at US 2 and Flint Rd ) announced they plan to close their plant in 2022. But the land directly south of their facility is about to take off with new facilities from other companies! These will be:

McKinistry, planning a 67,500 square foot warehouse

Puget Sound Pipe, planning a 19,600 square foot warehouse / office space

Selkirk Pharma, planning a 147,600 square foot manufacturing facility with office space.

Also, given the current market I personally don't see the Triumph facility staying vacant for too long. Although it may get divided up? I'm planning to keep an eye on that too.


Eastern Washington International Housing ( Downtown Spokane )

This plan has gone through a few versions, starting as a high rise with a public market space. But, permits have now been issued for the facility with will be at 2020 W. 7th, just south of I-90. 

The permit indicates it is now to be a 5 story mixed use building. In the original version I believe it was intended to provide housing for International students, we'll be looking into where the projects stands in the coming weeks.


Uprise Brewery ( Kendall Yards / Downtown Spokane )

Demolition crews have been busy at work removing a former warehouse, that I believe was once a bakery from the site at 617 N. Ash St. just north of Kendall Yards. Although I don't know that full plan just yet permits are now pending to replace the building with a 6500 square foot building to house a business called Uprise Brewery.

Plans call for a brewery / restaurant and "boarding house".


206 W. Riverside ( Downtown Spokane )

Sitting at the corner of Riverside and Browne in Downtown Spokane is under-utilized lot with part of a former drive up Sterling Savings Bank ( now closed ) and some parking that I believe is all monthly permit spaces.

But, that will be changing soon as permits for both the building are site grading to build a new mixed use building on the site. Plans are calling for a 5 story building with parking below, it would include ground floor commercial space and 138 apartments.


Radio Park Apartments ( South Hill )

Permits are pending for a large new apartment development that will be unique for our area. The apartments are the first phase of development on the " KXLY site " across S. Regal from the South Hill Target store. It will be built in two phases, each having 147 apartments on multiple floors wrapped around a central parking structure, a common development technique used in Texas' metro areas.

A commercial area will likely include shops and restaurants in front of the new apartments but that will come in a future portion of the development that doesn't have a timeline. 


Clemson Commercial Park ( Spokane Valley )

Permits are pending for a large expansion to the Clemson Commercial Park, off of Mamer Rd. and close by to the I-90 Evergreen Rd. interchange. 

Plans are calling for a $2 million dollar project that would add three new buildings with a total of 41,200 square feet of new with several new tenants in what appears to be flex ( commercial / light ind. ) space.


Magnolia Place ( Spokane Valley )

Plans are coming along for Magnolia Place , a development of assisted living and memory care housing to be built at 16522 E. Desmet Ct, nearby Indiana Pkwy and I-90 in Spokane Valley.

Early plans show a 53,400 square foot facility with 80 assisted living units and 44 memory care units housing about 124 residents.


Euclid Logistics Center ( Spokane Valley )

Being built adjacent to the Spokane Business & Industrial Park off of Euclid Rd is the Euclid Logistics Center. The first built has already been built with 120,000 square feet and almost completely leased already. A second building of similar size is under construction now.

Once fully built out the Euclid Logistics Center will have four building and over 500,000 square feet of new warehouse / industrial space.


Flora Rd. Apartments / mixed use ( Spokane Valley )

Planned at 1215 N. Flora Rd is what will someday be a large apartment complex. The project will be built in phases and when built out will include 290 apartments in two five story buildings and 9,000 square feet of commercial space on the ground floor of the building closest to Flora Rd itself.

The first building is the first phase with 141 market rate apartments and the commercial space.


Western States Equipment ( Liberty Lake )

After some delays pertaining to the roadways around the site / traffic , the project to open a large new Western States CAT equipment dealership will be moving forward in the coming weeks at 20150 E. Cataldo in Liberty Lake ( on the Spokane Valley city limits also ).

Plans call for a new 46,000 square foot equipment shop, 15,000 square foot parts warehouse, 15,000 square foot hydraulics and spec shop in addition to office space and sales yard areas. All visible from I-90 next door to the Camping World RV Dealership.


The Point at Liberty Lake ( Liberty Lake )

The Point at Liberty Lake will be a new commercial development, planned to be built in phases on the western edge of the City of Liberty Lake. The site's address is 19501 E. Appleway.

Once fully built out the development will include four 4,000 square foot warehouses, a 2,000 square foot RV wash, two retail buildings with 6,830 square feet and a fast food restaurant. The warehouses and RV wash will likely be built in the first phase.


Spiceology growing into new space at Playfair Commerce Park

Spiceology continues to grow, the Spokane based company which develops and manufactures various spices, seasonings, rubs, etc. has gone from a being small start up at their founding in 2013 to one of Inc. Magazine's 5000 fastest growing companies as of 2020. Last year the company also secured  $4.7 million in funding and hired Maria Emmer-Aanes as VP of Retail & Grocery and Steve Mailiard was promoted to VP of Operations and Supply Chain, ushering in a new chapter for the company.

Along with the internal changes, Spiceology is also expanding with the recent start of construction on a new facility located at the Playfair Commerce Park, east of Downtown Spokane. The company plans to move their SpiceLab operations into the approximately 25,000 square foot space within the Playfair 3 building at 2700 E Ferry Ave.

They also will keep their current HQ and fulfillment facility open at 715 E. Sprague, which is roughly the same size as the new facility. Spiceology says they plan to move their SpiceLab operations the the Playfair site towards the end of Q1 and be operational with new automation around April of this year.

Killer Burger planning Coeur d' Alene location, their first in Idaho

 Killer Burger, a famed Portland based " rock n' roll burger hangout ", has inked a multi-unit franchise agreement that will start with a location in Coeur d' Alene, the first location in Idaho for the Killer Burger chain. Future locations in the agreement I'm told may also include restaurants in the Spokane area.

The franchise holder Wes Walterman says " I am thrilled to that I have the opportunity to be the first to introduce Idaho to Killer Burger " . Walterman also opened Killer Burger's first franchise location in Happy Valley,Or. along with his wife Coral Walterman.

Killer Burger plans to open the new Coeur d' Alene location in a soon to be announced location near the corner of US 95 and Prairie Ave. with a build out likely starting in April and an opening later this year. 

Killer Burger's menu they say is a mix of classic and original tastes, all burgers are served with fries and topped with bacon and select proprietary sauces. They say creativity and tradition collide perfectly on their menu, that will also include craft beers and ciders on draft or to go. Recent local real estate transactions

 A look at some recent real estate transactions in our local area as Jan.16th 2021.

 These are only a small percentage of the deals happening, but is intended to be some highlights published as they we're reported to us. - The building at 1118 N. Washington in Spokane sold on Dec. 30th. Workpointe is the new owner and they plan to remodel and move their operations to the building.


- Zigler Family Law, PLLC leased 1031 square feet of office space at 201 W. North River Dr. in Spokane. Bob Spooner with Goodale & Barbieri represented the landlord in the lease.


- Homestreet Bank leased 2170 square feet of office space also at 201 W. North River Dr. in Spokane. Bob Spooner with Goodale & Barbieri represented the landlord in the lease.


- Goodale & Barbieri reports they arranged the sale of The Parkade Plaza parking garage at 511 W. Main St in Downtown Spokane. A seller group made up of 34 owners have sold the asset to Seattle based GT Mukilteo, LLC. G & B's David & Eric Peterson represented both the buyer and seller in the transaction. 

The Parkade Plaza was built in 1966 and has a total 373,880 square feet, housing 963 parking stalls and 37,083 square feet of retail and office space.


- Cory Barbieri & Ryan Oberg of Goodale & Barbieri represented the seller in two recent building sales at Grapetree Village on the South Hill. 2203 E. 29th Ave. with 3800 square feet sold for $1 million ( $236 PSF ) and 2007 E. 29th Ave. with 5979 square feet sold for $1.825 million ( $304 PSF ).


- Kody Little Portait ,LLC has leased 4830 square feet of space at 821 W. 2nd Ave. in Downtown Spokane. Clayton McFarland of Goodale & Barbieri represented Kody Little in the lease.


- Cory Barbieri of Goodale & Barbieri represented the tenant Ten Capital Wealth Advisors in the lease of 12049 square feet of office space in Spokane's Wonder Building at 835 N. Post.


-SVN Cornerstone broker Guy Byrd represented both the seller and the buyers in the sale of a 27830 square foot industrial warehouse at 11427 W. 21st Ave. in Airway Heights. The building was purchased by the California based Matterhorn Alliance Trust who plan to market at lease the building.

West Plains Dental planning new location open house

                                    

West Plains Dental is now open in their new location at 10507 W. Aero Rd., the first of four business to open in a newly constructed shopping center at the site. To celebrate the new office West Plains Dental is planning a family friendly open house event on January 29th from 3-6pm.

"We want people to know that while we may be new to the area, we're not the ' new kids of the block " says Dr. Plaster DDS. " We have been serving the Spokane community for over 15 years. Washington's Lottery opens first "Department of Imagination" retail store, moves Spokane regional office to Northtown Mall


Washington's Lottery has opened it's flagship "Department of Imagination" retail store in Northtown Mall, the new store also doubles as the lottery's Spokane Regional Office. 

This "first of it's kind" store is the agency's only permanent retail space in the state and is a new concept for the agency. Blending the Lottery's regional operations with lottery education and ticket sales all in one location. Washington's Lottery saw a similar concept of shops used by British Columbia's Lottery that has been very successful for them and brought their own version to Spokane.

The new Washington's Lottery retail store occupies a 2100 square feet , which has a five year lease and is located on the mall's first floor near Marshall's, between Winnie's Hallmark and Lenscrafters. The space features a distinctive green-and-white design, four-leaf clover logo, and large interactive video display wall that make the store easily recognizable for both players and those interested in learning more about the Lottery.

The Department of Imagination store was designed by Sargenti Architects of Paramus,NJ as well Blake, Jarrett & Co. and state architects. The general contractor was National Contractors,Inc. . Three employees work out of the new store / regional office and their hours of operation are Mon-Fri 10-5.

Dollar Tree files for new store at former icon, Mountain Gear's location in Spokane

 Once a local staple for outdoor and mountaineering goods, Mountain Gear unfortunately has been out of business for going on a year now. And, their building at 2002 N. Division still sits empty waiting for someone to give it new life, which it looks like it is about to have again soon.

Building permits are currently pending with the City of Spokane to convert the vacant building into a  new Dollar Tree store. There isn't an opening date specified, however permits expire later this year so,  we expect to see construction soon. The permit is for the Virginia based chain of discount retailers to occupy the entire 14,000+ square foot building, which according the permitting system will now use an address of 9 E. Baldwin, as opposed to it's previous address on N. Ruby.

Dollar Tree operates over 15,600 locations across the US and Canada. This will be tenth location for the chain in the Spokane Metro area with several more around the Inland Northwest, for more info on their company visit http://dollartree.com

Pita Pit planning a new location in Liberty Lake

Pita Pit, the quick service restaurant chain based in Coeur d' Alene is working on adding new location in Liberty Lake. Construction is already underway for the new eatery, which will take the space of a former Taco Time at 1421 N. Liberty Lake Rd, in front of Yoke's. This will be fourth Pita Pit restaurant within the Spokane metro, with several more located elsewhere around the Inland Northwest.

Spokane Tribe Casino starts work for an exciting new expansion

Spokane Tribe Casino recently announced and has already broken ground on a new expansion at their site along US 2 on the western edge of Airway Heights. The project is part of the Spokane Tribe's Economic Development Plan, which calls for continued development of the Casino and many other ventures at the site which will be coming in the future months and years.

The expansion will double the size of the current facility, adding over 20,000 square feet of Casino and other gaming amenities. It will also double the size of Whaluks, the current casino floor bar and add a new restaurant which will be announced more in-depth at a later date. The size of the non-smoking gaming section will also be significantly increased in the expansion.

Construction started in December and will continue until completion in late 2021. Swinerton Builders is the general contractor and Cuningham Group is the project's architect. Warner Gaming operates the Casino and will spearhead the development of this expansion project. The Tribe estimates that over 300 construction and casino jobs will be created as a direct result of this expansion.

The Spokane Tribe Casino is owned and operated by the Spokane Tribe and is located in Airway Heights, just outside of the City of Spokane and in the heart of the Spokane Tribe's 3,000,000+ acres of ancestral homelands. Washington's first Tru by Hilton opens in Spokane Valley

The first location of the Tru by Hilton hotel brand in Washington State is now open for business at 13509 E. Mansfield Ave in Spokane Valley, nearby Spokane Valley Mall and directly across from Centerplace Event Center. The brand new 92 room hotel is owned by Spokane Valley based GL8 Hospitality, LLC and is managed by Commonwealth Hotels, LLC.
