North 40 Outfitters and other projects progressing in the area around US 2 & Deer Heights Rd


After years of speculation that a North 40 Outfitters would open a store in Airway Heights, we are now seeing an actual structure going up for the new store. The farm, ranch and outdoor retailer will have a 95,000 square foot building at 9646 W. US 2, just north of the new roundabout at US 2 & Deer Heights Rd. The site technically falls within the city limits of Spokane, but is next to Airway Heights proper.

The store is planned to open sometime late this year. It will feature merchandise departments including feed, tack, animal health, fencing, sporting goods, hardware, tools, plumbing, electrical and automotive. The new store will also have a 20 yard indoor archery range and a full archery department.

But, like much of the West Plains many other projects are dotting the landscape all around. Plans are also calling for a new shopping center to be built directly in front of the new North 40 Outfitters store at  9746 W. US 2. There leasing is happening for a 8,150 square foot plaza that is half empty and up for lease and the other half will be occupied by a new Multicare Indigo Urgent Care. Also, a new commercial development called Hazelwood Square is progressing to the west of this area that will upon completion will include new retail space with warehouses behind. And, a new industrial development with 2 warehouses already signed on to be built will be coming soon not far from the site off of Flint Rd, behind the Triumph factory. Progress watch- McFarlane Industrial Park

 As part of our "Progress Watch" series of posts we're checking in on the construction of the McFarlane Industrial Park in Airway Heights. This project is bringing 187,000 square feet of new industrial warehouse space to a site at 12315 W. McFarlane Rd, west of Hayford Rd. on the south side of the City of Airway Heights. 

The project is being developed by Spokane Valley based AT Industrial and built with Divcon,Inc. acting as the general contractor. We reached out for info on when the project will be leasing / which tenants will occupy space but are waiting to hear back. The building can house up to 12 tenants and is being marketed towards e-commerce businesses for their " last mile distribution " needs.

The Retreat at 5-mile, a modern 5 story apartment building coming to the 5 Mile neighborhood

There's an exciting new place to live coming soon to North Spokane's 5 Mile neighborhood. Given that this neighborhood of Spokane has seen a lot of growth in recent years, a new apartment complex might not be top news. But, this project is presenting a newer concept for the area as the development will be five story building with a modern look.

The apartment building, which is being called The Retreat at 5-Mile will consist of 26 units with studio and 1 bedroom homes that I'm told will feature " lux amenities and finishes ". Many units even feature panoramic un-obstructed views with visibility as far away as Downtown Spokane.

The Retreat at 5-Mile is to be completed during the Summer of 2021 and will be located at 6515 N. Austin Rd. , directly behind the 5 Mile Shopping Center. Tenants will be able to take advantage of off street parking with covered parking available, access to the apartments will be via a OpenPath secure access system and soft close doors.

Ace Business Park to provide new flex spaces off of Sullivan in Spokane Valley

Construction is on-going for a new business park project in the 15000 block of E. Marietta, just west of N. Sullivan Rd in Spokane Valley. The project is called Ace Business Park, and will be three new construction buildings with space for several new businesses as well as providing a new HQ/operations space for Ace Landscaping who will move to the new development.

Ace Business Park will consist of two buildings that will be rented out, each building will be 10,000 square feet and divided up into 5 units each ( at 2000 square feet ). The new spaces are expected to be available around the beginning of May. 

The available units can be used for an array of different types of businesses and each unit features a fire sprinkler system,  a 16x14 bay door, 3/4 bath and a separate man door into future office space with windows. The park itself has on-site surface parking and is nearby I-90 and the Spokane Business & Industrial Park.

Local commercial driving school, Drive509 nearing completion of their new facility in Spokane Valley

 Spokane based commercial driving school, Drive509 is growing with an all new building. The company has been training drivers from a space at 3730 E. Trent, where they claim to have the largest training fleet in Eastern Washington. They also train drivers through and agreement with North Idaho College at their facility on Clearwater Lp. in Post Falls.

Drive509 is nearing completion of the new building, which is located in the 3500 blk of N. Eden Rd. , just east of the Spokane Business & Industrial Park in Spokane Valley. The school's new building has 4,000 square feet of space, a parking area and training yard for their students.

New Maverik under construction at Division & Lyons

 In the past few weeks I've received dozens emails and messages pertaining to a new construction project at the corner of N. Division & Lyons in North Spokane. At first I accidently replied to a couple people indicating it was likely connected to the future Amazon Delivery Station project just north of there. I apologize as that is actually not the case, the parking area for that project will be in the vacant lot directly next to this project and this is completely separate.

The excitement over seeing construction at this site is likely due to a couple of projects that we're to be built on the same parcel in the past. Originally the site was to be Spokane's first Popeye's Louisiana Kitchen, they backed out shortly after opening their location in Post Falls. And, for a short time there was an agreement to build a Habit Burger Grill there but they also backed out. Interestingly enough though Habit Burger Grill recently announced plans to build in the Tri-Cities, so maybe they will still come this way eventually.

In fact the construction we see at the site, which is on the northeast side of intersection is for a new Maverik gas station and convenience store. Adding to the Utah based chain's growing number of locations in our area. This new Maverik will be similar to their other stores with typical c-store merchandise and hot foods, made under the company's BonFire Grill brand of foods from burritos to pizza to deli items and more.

New indoor market, filled with local vendors begins this weekend at Northtown Mall

The owners of the locally owned and operated BeYOUtiful Bath Bombs & More are launching a brand new indoor market called BeYOUtiful Local Market that will take place every weekend inside the Northtown Mall.

The first market will be this upcoming weekend, Feb 6th & 7th from 11-6 on the second floor of the mall by the food court. They plan to start the market with up to 20 vendors and if you are a small business owner seeking space to sell at the market contact beyoutifullocalmarket@yahoo.com to apply.

The owners say that in the past 4 years of operating their storefront within the mall they have noticed a change. Less foot traffic and stores struggling to stay afloat, especially now with Covid-19.
