Joya Child & Family development breaks ground on new building by Gonzaga





 After years of planning and dreaming, Joya Child & Family Development, formerly known as the Spokane Guild School will soon move to their own building. A building that is much larger then their current home on W. Garland and built for their needs and the needs of the children they serve, ages birth-3.

Earlier today we joined an impressive crowd of supporters, media and others that gathered for Joya's ground breaking ceremony. They spoke about their plan to construct the building on a site in the 1000 block of N. Superior, near the corner of Superior & Desmet, just steps from the Spokane River and near Gonzaga University. Actual construction will start soon as they report the $18.5 million project is already about 60% financed and they continue to actively seek capital.


The new Joya Child & Family Development facility will be a roughly 40,500 square foot building, that's more then twice the size of their current home. The new facility will include individual treatment and therapy rooms, pediatric clinic space, group space and support offices. They plan to move into the new building in May of 2022, shortly before then end of their lease at the current space on Garland.

Crown West Realty acquires a 39 acre parcel in Spokane Valley for new 600,000 SF Barker Logistics Park project

 Even more industrial and warehouse development is coming to Spokane Valley. This is because Crown West Realty, LLC recently announced their acquisition of a 39 acre parcel of industrial land near the corner of Barker & Euclid Roads with the intent of developing a multi-building industrial park there, named the Barker Logistics Center. 

Once complete the Barker Logistics Center will offer 600,000 SF of new industrial space for multiple tenants. Crown West plans to break ground on the first building prior to the end of the year, that building will be a 120,000 SF concrete tilt up building with 36 foot ceiling height. The remainder of the project site will be marketed for build-to-suit projects up to 450,000 SF.

The Barker Logistics Park project is close to I-90 and the now under construction Amazon " non-sort " fulfillment center. Crown West themselves has a sizable portfolio in this growing section of Spokane County as they already own and manage the Spokane Business & Industrial Park (aka The Park) located to the west of the Barker Rd project. The Park has over 4.5 million SF of dock-high and grade level buildings and is one of the largest industrial complexes in the country, home to over 120 resident companies and employing more then 4500 people. 

Crown West Realty,LLC is also actively developing another industrial development called the Euclid Logistics Park on the southeastern edge of "The Park", which similar to the Barker Rd. project will one day be a collection of several large industrial buildings.

Project update- Kendall Yards

A large addition to Kendall Yards has become quite obvious in recent weeks with construction crews hard at work on both the new " West of Jefferson " building and the Flatiron building next door. Both are to be mixed-use structures with the ground floor of each building being set aside for retail / restaurants. Four commercial units in the West of Jefferson and maybe only one in the smaller Flatiron. Baker Construction & Development is the general contractor and architectural design was done by Bernardo Wills Architects.

West of Jefferson ( seen above ) will be a large 52,901 square foot, five story building with apartments on the upper floors. Forty-one apartments will be included with studio, 1-bedroom and 2-bedroom floor plans.

The Flatiron Building ( seen above ) will be a 15,300 square foot building with the upper floors also used for apartments. Eight apartments in all, each unit will offer loft style mezzanine. 

We plan to continue watching these projects and look forward to future news about what business will occupy the new commercial spaces. Additionally, a new commercial building is also now nearing completion along Nettleton on the opposite end of Kendall Yards, there the Crepe Cafe Sisters food truck is planning to open a brick & mortar restaurant.  

Planning is also underway a couple of projects nearby Kendall Yards, including "Uprise Brewery" off of N. Ash where a old warehouse was recently demolished. The developer of the Blockhouse Life development on S. Perry is planning a similar project of sustainable apartments just a blocks west of Kendall Yards. We will watch for news on those projects as well so stay tuned!

Selkirk Pharma construction is just the start of a few new industrial projects by Airway Heights

Located along Flint Rd, just north of Spokane International Airport and near the Airway Heights / Spokane city limits will soon be several industrial projects bringing more jobs to the Inland Northwest. Here is what we will see coming this year...

Selkirk Pharma 

Furthest along is the new manufacturing facility for Selkirk Pharma, which has already gone vertical at 9110 W. Granite. Earlier reporting says this new building will be a 147,600 square foot facility for the Spokane based injectable drug manufacturing and packaging start-up.

It is estimated that once Selkirk Pharma begins operating they will employ about 300. Bouten Construction is the project's general contractor, Bernardo Wills Architects is doing the architectural work, Coffman Engineers and DCI Engineering are providing engineering services for the project.

McKinstry Fabrication Facility

In the coming weeks a new roadway and infrastructure will be build on the west side of Flint Rd and south of the existing Triumph factory. The project will add several more industrial lots and will be built in phases. 

Planned to build on some of the new space is a 67,500 square foot warehouse and fabrication facility for the Seattle based McKinstry Co. . We reached out to the company for more info but have received no comments on this project. 

Puget Sound Pipe & Supply

Puget Sound Pipe & Supply will also build in the new construction area off of Flint Rd. . The Kent based pipe valve and fitting manufacturer and retailer will build a new 20,000 square foot building, and according to an article in the Spokane Journal of Business from last year the new facility will employ about 20.

The new facility will include both office and warehouse space and will be designed by Spokane based Fusion Architecture. When we reached out they also noted that they intend to use local contractors on their project and hope to start construction this Spring.

INW Film Studios working on new film studio development near the Spokane International Airport

Spokane is no stranger to movie and TV filming production from the iconic Benny & Joon to the recent filming of "Boon" ,a modern day Western staring Neal McDonugh which filmed in the Garland District earlier this year. But, if Spokane native Jason Farley has his way a new film studio might be built on the West Plains bringing substantially more entrainment happenings to the Inland Northwest.

Farley and supporters are in the planning phase and seeking financing / investors for INW Film Studios which will be built as early as this summer at the corner of Geiger Blvd. & Flightline Blvd. near the southern edge of the Airport's business park property. They plan to construct the facility in phases with about 40,000 square feet of offices and soundstages once fully built out. The first phase will consist of two 10,000 SF studios and a flagship building with offices to carry out the film studios everyday operations. Future phases include more studios, expanding parking, RV hookups and a small trail system through the remaining land.

Farley says there is already a backlog of people already vying for the already limited supply of soundstages in the region. The say bringing the INW Film Studios to Spokane would also have huge economic benefits to Spokane & the Inland Northwest.

A recent article about the project in the Spokane Journal of Business ( click here for that article  ) points out that existing nonstop air service Los Angeles and Orange County benefit the project as does the nearly 1,000 hotel rooms on the West Plains that are necessary to accommodate the temporary housing needed for such a business.

The Inlander's "The Great Dine Out" begins

The Inlander's highly anticipated local restaurant event The Great Dine Out officially begins tomorrow ( Mar. 12th ) and will continue through March 27th. This is a first-time event intended to give local restaurants an extra boost and introduce new food options to diners all around the Inland Northwest. 

In the past The Inlander has presented a " Inlander Restaurant Week " event early in the year but due to COVID and regulations they now intend to host that Restaurant Week from Aug. 19th-28th 2021 and returning to Feb. 24th - Mar. 5th in 2022. This event is similar with menus consisting of signature dishes and drinks available to be ordered.

CW Title has leased 4000 square feet of office space in the Grapetree Village development at 2005 E. 29th in Spokane. Cory Barbieri and Ryan Oberg with Goodale & Barbieri completed the lease.

David Peterson and Bob Spooner of Goodale & Barbieri represented the landlord, and Stephen Barbieri also of G&B represented the tenant for Country Financial's lease of 4446 square feet of office space at 201 W. North River Dr. in Spokane. 

SVN Cornerstone broker Jesse Fox represented the seller and NAI Black represented the buyer in the recent sale of the Peking Palace restaurant at 11110 E. Sprague Ave in Spokane Valley. The new owners plan to continue the same great quality Chinese cuisine and catering services.

SVN Cornerstone's Guy D. Byrd and Jesse Fox represented the tenant and landlord in the lease of suite C in Spokane Valley's Gesa Center ( 509 N. Sullivan ). Talk4Less Wireless leased the space and will run a certified Cricket Wireless distribution store out of the 1437 square foot retail space.

Flagstar Bank leased 1565 square feet of office space in The Alliant Building at 695 N. Legacy Ridge Dr #204 in Liberty Lake. Erik Nelson with Kiemle Hagood represnted the tenant.

Spokane Hearing Oral Program of Excellence ( Spokane HOPE ) leased 2700 square feet of office space at 1821 E. Sprague Ave. Suite A in Spokane. Craig Soehren with Kiemle Hagood represented the tenant.

The Revival has leased and expanded into 4750 square feet of space at 12 W. Pacific in Downtown Spokane in order to "continue service to underserved communities". Clayton McFarland of Goodale & Barbieri Company represented the owner in this transaction.

Guaranteed Rate Mortgage has leased 4144 square feet of office space in Spokane's Schade Tower at 528 E. Spokane Falls Blvd. . Stephen Barbieri represented the tenant in the lease.

West and Company Realty leased 644 square feet of office space at 225 E. 3rd Ave. in Downtown Spokane. Colin Conway of Kimele Hagood handled the transaction.

RJ Development recently purchased the 196,093 square foot site at 16512 E. Indiana Ave. in Spokane Valley. Carl Guenzel with Kimele Hagood represented the seller.

Schaff, Inc. has purchased the 6700 square foot building at 1015 N. Division in Spokane. Steve McIntosh with Kimele Hagood represented the seller.

Hargrave Properties Group purchased 5 acres of industrial land on Hargrave Ave. in Post Falls' Bighorn Industrial Park. The owner is in the internet fulfillment business and is currently building a warehouse nearby, this land will be used for a second warehouse. Craig Hunter and Rob Kannapien with Coldwell Banker Schneidmiller Realty represented the seller, Rachel Moore also of CBSR represented the buyer.

Telecom construction company EdgeTEK, LLC has leased  2808 square feet of office space at 3918 N Schreiber Way in Coeur d' Alene. Craig Hunter and Rob Kannapien with Coldwell Banker Schneidmiller Realty represented both sides of the transaction.

Auction Depot leased 7600 square feet of office / warehouse space at 6055 N. Government Way in Coeur d' Alene. Craig Hunter and Rob Kannapien with Coldwell Banker Schniedmiller Realty represented both sides of the transaction.

Six One Media , a non profit media firm leased 3600 square feet of office / warehouse space at 11350 N. Government Way in Hayden. Craig Hunter and Rob Kannapien with Coldwell Banker Schniedmiller Realty represented both sides of the transaction.

Horizons Unlimited, which does business as Remax has leased 1989 square feet of office space at 2145 N. Main St. in Coeur d' Alene's Village at Riverstone development. Pat Eberlin, Mary Kienbaum and Cheryl Klein with Kimele Hagood represented the landlord.

Goodson Investment Properties,LLC recently purchased 0.98 acres of land at 1280 N. Innovation Way in Post Falls. Pat Eberlin and Chad Burd with Kimele Hagood handled the transaction.

Acceleration Physical Therapy to anchor new medical office building on S. Sherman

 



Watch for construction to commence this Summer for a new building at corner of Sherman & Hartson in Spokane. The site is convenient with Rockwood Clinic, many medical offices and Downtown Spokane all close by . Plans call for the site to be developed with a new construction building with a 3800 square foot main floor and an optional 2000 square foot mezzanine. A surface parking lot will be added to the eastern section of the parcel with entry from Hartson.

Acceleration Physical Therapy will open a office in about 2000 square feet of the new building, the additional 1800 square feet plus the mezzanine will be leased out with the owners currently seeking a medical/dental office tenant for that space.

According the public record info the project is valued at $800,000 and the architectural design work is being done by Spokane based HDG Architecture.

"The District" a massive Class-A Multifamily Development to break ground in the University District


After a few years of planning, ground will be finally be broken in April on a large new Class-A multi-family development, along the Spokane River in Spokane's University District. Construction is planned to be done in phases but once fully built out this new project will offer 298 new apartments and transform a dynamic location within the rapidly growing University District.

The new project will now be called "The District" and sits on a 13.16 acre parcel with the Spokane River to the north, E. Martin Luther King Jr. Way to the south and bisected by the Hamilton St. Bridge. The ground breaking comes after the the recent announcement that the City of Spokane has approved the building permits for the first phase of the project. The issuance of the building permits is the culmination of a four year pursuit by the developer, Sagamore Capital.

University District CEO Lars Gilberts commented that " The District is helping fulfill our mission to make the University District the preferred live, learn, work, play urban environment in the Intermountain West. This also delivers on Spokane's 50 year push to transform our railyards into a vibrant and walkable urban core along the Spokane River " 

Once complete The District project will consist of four apartment buildings, all being multi story with the lower buildings directly along the River and the higher behind on the South side of the parcel. The project renderings also show some green space underneath the Hamilton St. bridge. 

The District was designed by ALSC Architects , Swinerton Builders, LLC will be the general contractor and DCI Engineers providing civil engineering services. The Developer, Sagamore Spokane is part of an affiliated group of companies with diversified real estate investments nationwide, including ongoing multifamily developments in Arizona and New York.

Panda Express / mystery fast food tenant likely to replace White Elephant on N. Division

 As most know after 74 years in business, Spokane's iconic White Elephant store closed it's doors last year. Today the stores building at 1730 N. Division , and a affiliated home and apartment structure on the same site sit completely vacant. But, a recent proposal might cause the site to have new life while removing the current buildings.

A proposal recently went through a pre-development conference with the city, and is now in the SEPA application phase to demolish the buildings and re-develop the site with two fast food restaurants. Along Division would be a 2,300 square foot Panda Express restaurant with drive thru, and on the other end of the site along N. Ruby would be a 2,000 square foot fast food restaurant that is shown as having a drive thru as well, although that tenant is still listed as TBD.

Permits have yet to be pulled for the new development but in the SEPA application it indicates the developers would like begin demolition in "early 2021" with construction done in Summer-Fall of this year for "phase one", which would be the Panda Express location. The middle of the site would be surface parking area with 52 total parking spaces once both phases are fully built out.

No general contractor is shown yet and the architectural design, for at least the Panda Express, is being done by Klover Architects,Inc. of Lenexa,KS. We plan to monitor this project as it advances so stay tuned.

Work underway on new Chipotle Mexican Grill in Spokane Valley

 




Work is underway for a new Chipotle Mexican Grill restaurant location coming soon to Spokane Valley. This will be the first location for the Chipotle chain to open in the Valley, however they already operate two stores in the Spokane area, one on Division just north of Downtown and another on Newport Hwy near the Northpointe Shopping Center.

The new Spokane Valley Chipotle will take over a building that was last used as a Tesoro gas station and has actually sat vacant for sometime. The 2634 square foot building is being fully remodeled now and sits at 209 N. Sullivan Rd, directly in front of the Sullivan Scoreboard Bar & Grill.

The new restaurant is set to open for business sometime in late summer of this year. Basler Construction of Hayden is listed as the project's general contractor and architectural design was done by Omaha,NE based FHA Architects who was an established history with the restaurant chain, designing hundreds of the companies locations.

Downtown Spokane Partnership announces new Downtown Stadium proposal




 A new partnership has leaders revisiting the possibility of building a stadium in Downtown Spokane. The Downtown Spokane Partnership and the United Soccer League announced today a new proposal for a 5000 seat stadium.

Similar to the previous proposal the new stadium would be home Spokane Public Schools football and soccer games, but would also allow for bringing a new professional soccer team to Spokane playing for the United Soccer League. If built the stadium would be in the North Bank area of Downtown Spokane, immediately north of currently under construction "The Podium" multi-sport complex and nearby Spokane Arena.

The Downtown Spokane Partnership touts that the partnership would save Spokane Public Schools millions of dollars. They say the district would save $17.5 million in operations and maintenance expenses by entering into a formal partnership for a Downtown Stadium with the Public Facilities District operating the venue if approved. They also go on to say that the proposed stadium would generate $11.4 million in annual economic impact.

The United Soccer League, included in this proposal was not a part of the advisory vote in 2018. The USL team would provide a contribution to the capital investment needed for the construction of the stadium. USL'S COO and chief real estate officer Justin Papadakis said " We have been working to make the dream of having a professional soccer team a reality for the past few years and this partnership proposal is one we think the community will strongly support " .

In addition to the SPS sporting events and the new Spokane professional soccer team games the new stadium would also be able to be used concerts and other large scale special events. Drawing in additional economic impact.

The Downtown Spokane Partnership plans to submit their proposal to the Public Facilities Board and the Spokane Public Schools Board for review in the coming weeks. At this time this new Downtown Stadium is only a proposal so we will continue to watch this project should it come to fruition with construction,etc...

Cranberry Road Winery moving their restaurant & winery to Riverstone

A recent article on graysharbortalk.com says Cranberry Road Winery was first born out of a deep love of excellent wines and hand crafted food. The business started in the Western Washington community of Westport, where it has remained since it's opening in 2012. But, that is about to change as the family owned Cranberry Road Winery, recently announced plans to relocate to Coeur d' Alene.

Cranberry Road Winery will lease a 5604 square foot space at 2380 N Old Mill Lp, at Coeur d' Alene's Riverstone development. The winery will in-between Beyond Bones Chiropractic and Sushi 1, they hope to open here sometime in May.

I reached out to the owners of Cranberry Road and we're told their restaurant is " all about family and cater to all ages " . The menu consists of amazing sounding Steaks, Seafood, Pizzas, Salads, Pastas and more. All with an open kitchen design where customers can see the food being prepared and cooked.

We intend to check in their progress as they get closer to their opening date but for now, I'll leave you with some photos of what we can expect as provided by the Winery!
