Amazon possibly a tenant in new warehouse, under construction on the West Plains, by the existing Amazon facility

 




Many have emailed in asking about some construction work that has recently started, near the corner of Hayford Rd and Geiger Blvd. on the West Plains. While not much can even be seen at the site yet, construction crews have begun clearing a large area there, which is just west of Amazon's existing West Plains fulfillment center.

The plan for this land is a large new warehouse, with 278,670 SF of space , numerous loading docks ( about 80-100 ) and a large on site surface parking area with approx. 303 automobile parking stalls and 296 truck / trailer parking stalls. All with an address of 6125 S. Hayford Rd.

The developer is listed as Panattoni Development Company, Inc. of Tacoma and some early documents with this project indicated that it would operate as a " cross-dock truck terminal and sorting of packages would occur on site " . But, even though construction has officially started there has yet to be any official announcement showing the planned tenant for the warehouse.

In fact, it's speculated that this warehouse will also be used by Amazon and will be the ecommerce giant's fifth facility in the Spokane area. The lack of company name is common in Amazon construction projects and on some publicly filed planning documents the development is referred to as GEG5, which keeps in line with Amazon's site naming plan i.e. GEG1 is the West Plains Fulfillment Center, just down the road and GEG2 is the new Amazon center off of Barker Rd. in Spokane Valley.

Although it cannot be confirmed, those same documents also indicate that upwards of 700 people would be employed at this new Hayford Rd. warehouse. 

Construction starts on new mixed use building at Coeur d' Alene's Riverstone development

Ground was broken earlier this month for a new mixed use building, which is now fully under construction in Coeur d' Alene's Riverstone development. The building is being constructed on one of the last remaining empty parcels in the development.

Named " Cornerstone " the new building was designed by Architects West, Inc. and is being built by general contractor Ginno Construction. Cornerstone is being developed by John Stone and partners under the name Riverstone Holdings. Stone developed much of the Riverstone development itself, which today includes a shopping center area, numerous restaurants, hotels, office space, single family homes, condos and apartments. While most of the development has now been sold to other entities, the Cornerstone project is being viewed as Stone's last contribution to the plan.





Cornerstone will be located towards the southern end of the "Village at Riverstone" section of the development. The building will be a 4 story structure with a private underground parking garage. The ground floor will have about 8000 SF of commercial space, which has already been claimed / leased, but with no tenant announcements this early in the project.

Floors 2 and 3 will have a total of 12 condos , 4 three bedroom condos at roughly 1800 SF each and 8 two bedroom condos at roughly 1450 SF each. The fourth floor will feature three penthouse condos ranging from 2600 SF to 3000 SF. All condos and penthouses will feature large open balconies. It is estimated that Cornerstone will be complete at/or about November 1st, 2022, about a year after the start of construction.

Wienerschnitzel coming to Spokane?

 


Local real estate brokerage Goodale & Barbieri Company is reporting this morning that Ryan Oberg, one of their brokers recently leased a space in North Spokane that will be used as a new Weinerschnitzel restaurant. Additionally, Justin Rundle of Cantu Commercial is representing Weinerschnitzel in the region.

This would be Spokane's only Weinerschnitzel, although the brand of quick service hot dog restaurants does operate two stores in Western Washington. The Spokane location would open in a 1250 SF former Papa John's Pizza location at 10220 N. Newport Hwy, at the Northpointe Plaza shopping center.

There is no opening date just yet as the company will spend some time remodeling the space. The North Spokane location will be the only Weinerschnitzel in Spokane for now, but I'm told more locations are a possibility, although they say they are taking things one location at a time.

Taco Bell planning location in Spokane's Indian Trail neighborhood

 

Although the project has not yet had any permits issued, Woodinville,WA based Taco Bell franchise owner Northwest Restaurants, Inc. has begun the process of developing a new Taco Bell location in Spokane's Indian Trail neighborhood. 

The company filed for a " pre-development conference " recently with the City of Spokane for a new stand alone restaurant at a TBD address in the 8800 Blk of N. Indian Trail Rd. . The restaurant would be immediately south of Adelo's Pizza and just north of the STCU branch on what is presently a vacant lot. Plans show construction would begin on this new Taco Bell sometime around February of 2022.

The approximately $1.3 million project would build a 2684 SF building with on site parking, indoor dining and drive thru lane all provided.

Killer Burger now open in Hayden

 Killer Burger, a growing chain of quick service burger restaurants from the Portland area is now open at 85 W. Prairie Shopping Center in Hayden. The restaurant is renowned for winning several awards including " Portland's Best Burger " from 2019-2020 in the Willamette Week and " Best Burger in Clark County " in 2019-2020 from The Columbian newspaper. And, as of today franchisees and couple Wes & Coral Walterman have brought the brand to North Idaho.

The Walterman's we're also the first franchisees with the brand, opening a location in Happy Valley,OR. " Killer Burger simply rises above all burger brands. There's no other experience like it locally, and beyond. From the burgers, beers and fries to the backyard barbecue and rock n' roll vibe, the concept stands alone " says franchise co-owner Wes Walterman, who grew up and went to Jr. High and High School in Coeur d' Alene and spent two years at North Idaho College.

Aside from the brands high preforming non-traditional locations at Portland's Moda Center and Providence Park, this will be the 14th full scale Killer Burger location. Online ordering, indoor dining and carry out are all available. 



We stopped in to the restaurant on opening night, and despite being understandably busy. We we're still very impressed with our burger and the price. In our opinion, Killer Burger will likely be a part of the Inland Northwest's restaurant scene for some time and if your a fan of burgers, we recommend paying them a visit. Tell us what you think!

Premera Blue Cross planning to build large new office facility in Kendall Yards

A look over the presently vacant lot that will eventually house a Premera Blue Cross office campus in Kendall Yards. As seen here the offices will also enjoy a great view of the Downtown skyline.

Although construction is not anticipated to start until the Summer of 2022, we now are learning that Premera Blue Cross is seeking to build a large new office complex at the entrance to Kendall Yards. It is to be located near the corner of N. Monroe and Summit Pkwy, at the north end of the Monroe St. bridge. The company plans to relocate their Spokane offices there, from the company's current campus on E. Sprague to the east of Downtown Spokane.

Premera's current campus, at 3900 E. Sprague is now listed for sale, being joint marketed by brokers of Kiemle Hagood and Colliers. The marketing info indicates a listing price of $14 million for the site that consists of three office buildings and an attached parking garage. As of today, Premera Blue Cross continues to operate at this site with and estimated 700 employees locally.

The new Kendall Yards facility is estimated to complete in 2024 with at least one building, that is planned to offer 60,000 SF of office space in four floors, built above a three story parking structure. 

Information on the site is coming from a recent pre-development filing with the City of Spokane. In those documents it also shows two other buildings called closeby listed as a " neighbor site " , which is not made clear if these are part of the Premera project or another TBD project. 

The project is clearly early in it's development although Premera did confirm this plan, in a recent email sent to employees at the existing offices. No general contractor is shown as of yet to construct the development, but Seattle based HOK is listed as the projects architect. We will continue to keep an eye on this project, as we still have questions about the scope of the development,etc... so stay tuned.

New Dutch Bros. location planned near Wanderemere, with indoor seating


Work is underway for a new Dutch Bros. Coffee location in North Spokane. The popular coffee shop chain will lease suite 100 of the newer shopping center at 11921 N. Division, a 1700 SF site with a single drive thru lane that runs behind the entire structure. The site is located in-between the main Wanderemere neighborhood and Whitworth University and will be the 11th location for the chain in Spokane area.

Spokane area Dutch Bros locations are all owned by former State Representative and well known local businessman Kevin Parker. Parker, told us by email that they are hoping to have this new Dutch Bros. open sometime in December. He also confirmed this location will be the first in the Spokane market to have a lobby with indoor seating. 

Kevin Parker also recently confirmed in a interview with our friends at the Spokane Journal of Business that the company will also soon re-build their location on S. Freya near I-90. That location was demolished recently following a severely damaging truck accident.  That location will likely re-open next year.

New winery, Two Winey Bitches, opens on Downtown's West End

 Named for the owners Dogs, Two Winey Bitches is now open for business at 107 S. Madison, across from the Hotel Indigo, in Downtown Spokane. The business joins a number of wineries and breweries in this up and coming section of Downtown.

TWB creates fruit wines, aged at least two years and using no grapes at all. All fruits used in their wines are grown organically on the owner's farm, near Long Lake Dam about 13 miles north of Reardan. And, all wines by produced by the winery are available at the Spokane space and are available to taste, by the glass and by the bottle.





In addition to fine wines, TWB has a small but delicious sounding food menu from charcuterie to flatbreads and more created by Chef Franco Ruiz. Local art adorns the walls of the comforting space and groups will also be able to rent the place for limited functions.

Restaurant, offices and retail space coming to a new development in Liberty Lake

 Construction is now underway for a new commercial development to be built on 2.93 acres of land at the corner of Country Vista and Whitman Ln, near Home Depot, in Liberty Lake. Silvey Construction is the general contractor, Legacy Group Development,LLC is the developer and Bernardo Wills Architects is providing the architectural work for the development.

The project is planned to be built in two phases, with two building pads planned in phase one which is what is being built presently and will be towards the front half of the site. 



" Pad A " will be occupied by Palenque Mexican Restaurant, who will be in a 2,475 SF space and will move to the development from their current space at the Liberty Lake Golf Course. An additional 1960 SF is still available in that building for lease for retail or similar tenants.

"Pad B" will be a 6521 SF structure and will be entirely occupied by Children's Choice Dental. This will be Children's Choice Dental first location in the Spokane Valley / Liberty Lake area as they currently have locations on the South Hill and North Spokane.

Phase two has yet to be designed and some work has begun to determine what buildings and tenants will one day be on that portion of the development. We will watch for more details in the future as that section begins to come together. Additionally, construction is also starting directly across Country Vista from this site for a new Carpet One retail store which is being built by a different group.
