Chipotle anchored strip mall planned near North 40 Outfitters in Airway Heights.

 Chipotle Mexican Grill is coming to Airway Heights, marking the quick service restaurant chain's fourth location in the Spokane Metro area. The new restaurant will be part of a small strip mall with 5325 SF of total space and what looks to be space for two more tenants. Those tenants are not mentioned just yet however.


The building will be at 9926 W US 2, directly on the northeast side of the US 2 and Deer Heights Rd. round about in front of the new North 40 Outfitters store. The building technically falls within the City of Spokane, but on the edge of Airway Heights. The project is being developed by MAJ Development Corporation of Vancouver, WA, who has developed several other similar projects around the Northwest. Architecture work is being done by Tiland Schmidt Architects,PC of Portland. 

The developers are seeking to start construction in the early fall of this year with completion set for the first quarter of 2023. The Chipotle Mexican Grill's space will include indoor dining and a drive-up window to support Chipotle's mobile app pickup. 

Another building from another developer is also planned to the east of this project, which we hope to have more info on in the near future.

Flight 509 Adventure Park planned in Spokane Valley

 Watch for Flight 509 coming to Spokane Valley and likely opening late this year, somewhat depending on construction and supply times. 


Flight 509 will be a locally owned and operated family fun park, that will be newly constructed at 10502 E. Montgomery, in-between Pines and Argonne. The center is planned to offer mini-bowling, ballocity, Omniarena VR , Ninja warrior & ropes course, laser tag and bumper cars. An allergy friendly cafe is also planned.

According to permit data with the City of Spokane Valley the Flight 509 facility is to be a 11,875 SF addition to an existing building at the site, valued at approx. $3 Million. Design work for the project was done locally by Mercier Architecture & Planning, engineering by DCI Engineers and no contractor listed.

 Did you know that Inland Northwest Business Watch has a page dedicated to new restaurants coming soon to the Spokane area? It's not always the most up to date as I try to do the regular site posts first, but I finally got some new restaurants added today- here's what's been newly added-

Loren

Status-planned

Described as a contemporary social club & French inspired restaurant, the establishment will be located in the basement level of the Papillion Building at 908 N. Howard. 


Kasa Restaurant & Taphouse

Status-planned

Located above the Loren in the Papillion Building at 908 N. Howard. I'm told Kasa will be a fast casual tap house serving fusion comfort bar food.


Uno Mas Taco Shop

Status-Under Construction

Chef Chad White's latest venture is a hip new taco shop on the south side of Spokane Valley. Uno Mas is set to open in March at 11205 E. Dishman-Mica Rd, which was previously a Hello Sugar doughnut shop.


Betty Jean's BBQ

Status- Under Construction

Betty Jean's is an established BBQ restaurant that has been located on base at Fairchild AFB. The restuant is now working on an off-base establishment on the South Hill. With a menu of authentic Carolina BBQ dishes, they will open soon at 2926 E. 29th.


Northern Quest's new restaurants

Status- Under Construction

Northern Quest Casino & Resort has removed their buffet and are actively renovating the large area into 2 new places. One a Asian Fusion restaurant, a new night club and a quick service pizza place. We don't have names of the places just yet.


Boiada Brazilian Restaurant

Status- Under Construction

Opening in the former Maracas Mexican Restaurant space at 245 W. Spokane Falls Blvd., across from the Spokane Convention Center. Maracas remains open on the South Hill and Boiada comes to Spokane as a second location from the Tri-Cities.


Zeeks Pizza

Status- Now Open! (Feb. 9th)

Zeeks is a chain from Seattle that is opening a new pizza place nearby Gonzaga at 1414 N. Hamiliton.


New Love Coffee

Status- Under Construction

Opening on Valentine's Day at 21802 E. Indiana in Liberty Lake's NoLL development. New Love Coffee will roast their own beans and have a menu of coffee and some pastries,etc.


The New 63 Social House & Eatery

Status- Under Construction

Opening at 520 W. Main in Downtown Spokane (the former home of Rocky Rocco's). The New 63 will be an all-ages establishment, full bar that will have a menu of Asian inspired meals like rice bowls, noodle bowls ,etc. Like the owners' other restaurants, pizza and pastas will also be included on the menu.


June & Co.

Status- Under Construction

Described as a fancy dive bar serving beer, wine and liquor in a small but nice space. They also will have snacks from their sister restaurant Gander & Ryegrass.  June & Co will be in Downtown Spokane at 215 W. Main.


Mac Daddy's

Status-Under Construction

A Mac & Cheese driven restaurant with a full bar will open in the former Rock City Grill space on the ground floor of River Park Square in Downtown Spokane. They also have a quick service restaurant in the food court at RPS.


Frugals

Status- Under Construction

A quick service burger place is going into the space that was last Wolfy's , along Hamiliton nearby Gonzaga. Frugals is a small chain that started in Port Angeles,WA 


Chowderhead

Status- Planned

Chef Travis Tveit is planning to open a new restaurant concept called Chowderhead in the former Ruins space on N. Monroe, just north of Downtown Spokane. Still working on getting the details but the business's new Facebook page says they'll have " soups and sandwiches and stuff ". We're going to go out on a limb and guess they'll probably also have Chowder.


Fete - A Nectar Co.

Status- Under Construction

Located in the historic 1889 Building at Main & Washington in Downtown Spokane is Fete. Nectar has owned the space for some time, using it solely as a event space recently. However, with the new Fete branding they intend to be open for lunch service soon with beer, wine and a focus on Vegan friendly options

Billie's Diner opening soon in Airway Heights


Recently the Lai Lai Garden Chinese Restaurant at 13008 W. Sunset Hwy in Airway Heights closed their doors after 27 years of operation. But the eatery's building will be serving up food once more very soon, with a different name, different owner and different fare this time.


The space will open in the spring as Billie's Diner, a locally owned and operated " farmer first " diner serving American favorites. The restaurant will be a breakfast and lunch place, open 6a-2p Tues-Sun. Additionally they also plan to host some classes in partnership with local farmers and evening pop-ups with guest chefs.

New coffee shop, restaurants and more start opening at the new NoLL development in Liberty Lake


For the past few months, we've been watching construction start on a series of new commercial buildings on the North side of Liberty Lake, adjacent to Greenstone's River District subdivision. And now that those new buildings are nearing completion, Greenstone has formerly announced that the project is the beginning a new mixed-use development that will go by the name NoLL , which is an abbreviation for North Liberty Lake.

NoLL is intended to be a similar project to Greenstone's popular Kendall Yards development nearby Downtown Spokane. NoLL will be a pedestrian friendly complex filled with locally run stores, offices, restaurants, etc. Apartments will also be included in the future of the project with rental units on the upper floors of some mixed-use buildings and exclusively residential buildings planned for the future.

When complete NoLL will include 10-15 buildings, 100 +/- apartments and an estimated 70,000 square feet of retail and office space as reports our colleagues at the Spokane Journal of Business.  And the new NoLL development is already coming together with a couple of business actually already open, and more coming in the very near future. Here's what to expect already in the exciting new development-



Above- Originally referred to as the River District Welcome Center on the building permits, this new building at 21802 E. Indiana (by the corner of E. Indiana and N. Harvard Rd.) contains the following new businesses:

Spokane Business Attorneys, which is a law office that leases space on the buildings second floor. They relocated from another site and are already open here.

Maverick's Men's Hair, a small local chain of men's barbershops which leases the furthest east space on the ground floor. They are now open here as well.

Lake Lashes, providing lash supplies and training Lake Lashes will open next door to Maverick's suite.

Greenstone Design Center / Leasing, Greenstone will have space in the middle of the building to provide office space for leasing and a design center to pick out the more customizable features of new homes sold by Greenstone. 

New Love Coffee, next door to Greenstone's space will be a new coffee shop called New Love Coffee that is working hard towards a opening on Valentine's Day. New Love will roast their own coffee, offer a selection of pastries and the like and indoor dining space, including some on the second floor above the main shop.

3 Ninjas, at the western end of the building will be a new location of 3 Ninjas, which originally started as a food truck and in recent years has been known for their small restaurant in Kendall Yards. The Liberty Lake 3 Ninjas will be a second location for quick service restaurant business. (note- I didn't quite get their space included in the photo above, it's back a bit from the roadway and is there)



Above- A building currently still under construction behind the main building is to house a new dentist's office.



Above- A bit north of the main building at 21850 E. Wellington is another new building that will soon become the home Emry's Fermentations. The new business is a unique combination of both brewery and meadery, producing both beers and Mead. Emry's will also be a restaurant serving " European Peasant fare with modern techniques and local ingredients. 


Above- there is even more in store at NoLL. Even though this picture transferred in a poor quality. It shows the foundations of one and possibly two new buildings already starting construction next door to the Emry's Fermentations build site. Rumor has it a winery will be here but want those involved announce / confirm.



Above- Technically not part of the NoLL development but still developed by Greenstone is this " neighborhood commercial " building along E. Indiana , by Orchard Park in Liberty Lake and within walking distance of the NoLL development.

Sweet Annie's Artisan Creamery and Hello Sugar had already opened here but an addition to the building is wrapping up and includes two new commercial tenants. They are-

Liberty Lake Children's Academy which has a second location here and...

Versalia Pizza who also has a location operating in Kendall Yards and recently opened their new second location here recently.

Renovations and new tenants coming to N. Monroe building

 A well-known building on N. Monroe St. has a new owner and new businesses are coming. SVN Cornerstone broker Guy D. Byrd represented the seller in the recent sale of 1401 N. Monroe, formerly used by Empire Office Furniture and Kelley Imaging. Shannon Tenney and Justin Folkins of Rencorp Realty represented the buyers in said transaction.



Empire Office Furniture has used the building since their businesses opening in 1993, but owners Bob and Michelle Tweedy decided to retire and close the business at the end of 2021. Also, Kelley Imaging recently relocated their operations to a new site in Post Falls.

Included in the sale was also a building at 1014 W. Sinto, which will continue to be used as a vacation rental. The main building is to receive renovations and will be used in part by the new owner's businesses, Scanned Media Creative Marketing, Spokane Salad Delivery, LLC and BooKoo Chef, which is a new start-up that the owners told our friends over at the Spokane Journal of Business will be a platform to connect clients to private chefs. With the new food service tenants, a commercial kitchen will need to be added to the building during the renovations.

The building offers about 14,000 square feet of space in total, Scanned Media and their sister business will occupy most of it. However, after renovations are complete, two new spaces will come available for lease by other businesses. One being 2,500 SF and a 4,000 SF space facing Sinto but very visible from traffic heading northbound on N. Monroe.

The new businesses are to move into the building by March or April, according to write up mentioned in the Spokesman-Review. The companies are moving to the N. Monroe site from leased space within a office building at 400 S. Jefferson. Scanned Media provides branding, photography, web design and marketing. Bake My Day planning small new bake shop in the Garland District

 Bake My Day is a bit of a hidden gem in the Inland Northwest. The business is a locally owned and operated drive thru bakery at 34911 N. Newport Hwy in Chattaroy. Those who know the place, love the place.


With a fresh scratch made menu of half pound cinnamon rolls, scones, cookies, muffins and more all made with organic flour, real butter, pure vanilla,etc. . With a quality product and friendly local owner, they are bound to grown. And, while they intend to keep the Newport Hwy location. they also have recently announced that they will be opening a new second location soon in Spokane's Garland District.

Bake My Day plans to open in small storefront at 1015 W. Garland Ave. , across the street and about a block west of the Garland Theatre, a prime location for a small bakery. And, while the space isn't huge, they also say they plan to work with the locally owned and operated Treehouse Delivery for delivery of their baked goods all around the area.

They hope to be open in the new space by May and have started a GoFundMe campaign to raise a few more needed funds. The Mill, mixed-use building under construction on Government Way in Coeur d' Alene


Construction is underway for another new mixed-use development coming soon to Coeur d' Alene. Local developer, Widmyer Corporation along with Spokane based general contractor Yost Gallagher Construction are building a project called The Mill at the corner of N. Government Way and Mill Ave. Architectural design for the project is being done by Momentum Architecture, also of Coeur d' Alene. 

Located just a couple of miles north of Lake Coeur d' Alene the project is bringing more housing and space for new retail and/or restaurants. The four-story building will offer 43 apartments, with varying floor plans, on the upper floors and the ground floor will house the building lobby in addition to commercial space.



The Mill will offer 5 store front spaces ranging from 879 square foot to a little more than 1800 square feet. We checked in, and so far none of the commercial spaces have been leased, but there are many possibilities for what types of businesses might open there and we plan to watch for future news about this project.

Currently site work is well underway behind the large construction fence. As of now they plan to have the building complete and open for tenants and shoppers alike by April 2023. New return reseller, Spokane Bins opening soon in Spokane

 Spokane Bins is coming soon to an 1800 square foot space at 14 E. Mission #5, just north of Downtown Spokane. The new business will be a returned merchandise reseller, a recently trending discount store concept which has been popping up elsewhere around the country.

The store plans to acquire returned good trucks from Amazon, both completely unsorted goods and general merchandise products. Products are emptied into bins and can vary wildly from small cheap items to the significantly more valuable. Amazon sells thousands of products so the merchandise could actually be anything.

Spokane Bins plans to have their grand opening at 11am on Feb 5th. After that, they plan to have the store open on Fri-Mon. 11-6p, allowing for restocking to happen on the off days. The unsorted merchandise will be priced starting at $12, then decreasing in price every day with a $1 day every week. The other more pre-sorted merchandise would be priced differently with a $50 Max. All of this is their current opening plans and can change, check with the store directly for the most exact and current news.

New buildings in Kendall Yards near completion

 One of the larger construction sites in the City of Spokane over the last few months has been a new addition to Kendall Yards. Two buildings have been being built, led by general contractor Baker Construction & Development, near the entry to Kendall Yards. The site falls in-between the My Fresh Basket grocery store and the existing Kendall Yards Business District. And, while crews will likely still be there for a time, we're beginning to see people and business moving in now, meaning completion is imminent.




The upper floors of both buildings are made of apartments, which are considered a new apartment complex called Jefferson Alley and managed by Rockwood Property Management. The larger " West of Jefferson " building contains 41 apartments and the Flatiron Building houses 8 more unique apartments. We checked and the apartments in the larger building we're to come available for leases starting on Jan. 14th, with the Flatiron Building apartments coming soon. Studio, one- and two-bedroom floor plans will be available at Jefferson Alley, with rent ranging from $1235 to around $3100 a month.

The ground floor of both new buildings will be commercial space. There are no leases signed just yet on the Flatiron Building, although something is surely coming soon there. The larger "West of Jefferson" building presently has two businesses for sure coming soon to its commercial space.

One such business is Prairie Dog Pet Mercantile, who is relocating to the new storefront from just down the street on W. Summit Pkwy. I'm told after they move, Spark, a non-profit who also has space already in Kendall Yards will expand into their former pet store space.  This will be a big move for Prairie Dog Pet Mercantile going from just 700 SF to 2500 SF.

Additionally, a new restaurant is also coming to this area of Kendall Yards as well. However, we reached out to the leaseholder for more info and we're a bit too early, as they are still working on their plans and don't want to share their info for a few weeks. We plan to check back in the future and report on this as soon as we respectfully are able.

Elsewhere, in Kendall Yards we continue to occasionally check in on the construction at Uprise Brewing. While technically, the project is not physically in Kendall Yards (it's across the street) the project is coming together to open a new brewery at 617 N. Ash. An actual building is now on the site, and we understand the new brewery is to open for business this Summer.

North Pines Chiropractic has leased 2396 SF at 8817 E. Mission Suite 204 in Spokane Valley. Tim Kestell, Dina Cole and Richard Fox of Kimele Hagood handled the transaction.

Insandu,LLC leased 1551 SF of office space at 601 W. Main Suite 808 in Downtown Spokane. Jason Jackson with Kimele Hagood represented the landlord, STG Main, LLC. 

Buildright Homes,LLC purchased +/- 2.21 acres of land at 205 N. Creative Way in Post Falls. Pat Eberlin of Kimele Hagood represented the seller, Pleasant View Investments, LLC.

Bumblebee 23,LLC has purchased the 30,898 SF office building at 1520 W. 3rd Ave in Downtown Spokane. Erik Nelson and Mike Livingston of Kimele Hagood represented the seller Dark Capital Properties,LLC.

Seaview Global has purchased 7500 SF of industrial space at 2617 N. Pioneer Ln in Spokane Valley. Chad Burd, SIOR of Kimele Hagood represented the buyer in the transaction.

Stephen Barbieri of Goodale & Barbieri handled the lease of 18222 E. Euclid Ave. in Spokane Valley. The space is 2000 SF and was leased to Boots Trucking Corporation.

Stephen Barbieri of Goodale & Barbieri handled the lease of 1949 SF at 13817 E. Sprague Ave. Suite 4 to a new dance academy, Studio Three.

Cory Barbieri of Goodale & Barbieri handled the long-term lease of 11,800 SF at 505 E. 3rd to Goodwill Industries of the Inland Northwest.

ETG Fire, Inc. has acquired 2112 SF of space at 12018 E. 1st Ave. Rob Kannapien of Coldwell Banker Schneidmiller handled both sides of the transaction.

Nate Grant and Matthew Byrd of SVN Cornerstone represented both the buyer and seller in the recent sale of The Breslin Apartments at 729 S. Bernard. Per the release the buyer, who is not mentioned, intends to renovate the 46 unit 50,520 SF apartment building. 

SVN Cornerstone broker Guy Byrd represented the sellers in the recently announced sale of 1401 N. Monroe St. and 1014 W. Sinto in Spokane. Shannon Tenney and Justin Folkins of Rencorp Realty represented the buyers. Per the release long term tenant Empire Office Furniture closed with the owner's decision to retire at the end of 2021. Another tenant, Kelly Imaging recently moved their operations to Post Falls. The buyer of both properties, Scanned Media,LLC plans to occupy part of the Monroe St. property for their own business, then lease the remaining space out. The property on Sinto will continue to operate as a vacation rental.

Boiada Brazilian Grill coming soon to Downtown Spokane

 A new Brazilian restaurant is on its way to Downtown Spokane. Boiada Brazilian Grill will take over the former Maracas Mexican Restaurant building at 245 W. Spokane Falls Blvd, nearby the Spokane Convention Center. Jesse Fox,MBA of SVN Cornerstone represented Boiada in the transaction. Maracas plans to leave Downtown but will keep their South Hill location open at 2910 E. 57th Suite #4. 


This will be the second location for Boiada Brazilian Grill, occupying the entire 7,000 SF building which they intend to do a full remodel on. Currently Boiada Brazilian Grill operates in Kennewick and from what we understand the new Spokane location will be the same as their existing location.

Boiada Brazilian Grill offers an all you can eat menu using the churrascaria style of cooking. A full bar and salad bar are also planned. No opening date has been announced but will likely be around this Summer as building permits to demo certain parts of the interior have already been filed for with the City of Spokane.
