Eastern Washington International Housing ( Downtown Spokane )
This plan has gone through a few versions, starting as a high rise with a public market space. But, permits have now been issued for the facility with will be at 2020 W. 7th, just south of I-90.
The permit indicates it is now to be a 5 story mixed use building. In the original version I believe it was intended to provide housing for International students, we'll be looking into where the projects stands in the coming weeks.
Uprise Brewery ( Kendall Yards / Downtown Spokane )
Demolition crews have been busy at work removing a former warehouse, that I believe was once a bakery from the site at 617 N. Ash St. just north of Kendall Yards. Although I don't know that full plan just yet permits are now pending to replace the building with a 6500 square foot building to house a business called Uprise Brewery.
Plans call for a brewery / restaurant and "boarding house".
44 W. 6th renovation ( Lower South Hill )
A former medical office building nearby Sacred Heart Medical Center at 44 W. 6th is bring completely redone and will re-open as a apartment building with 23 apartments in it. Some units will likely end up on Airbnb.
206 W. Riverside Apartment Building ( Downtown Spokane )
Sitting at the corner of Riverside and Browne in Downtown Spokane is under-utilized lot with part of a former drive up Sterling Savings Bank ( now closed ) and some parking that I believe is all monthly permit spaces.
But, that will be changing soon as permits for both the building are site grading to build a new mixed use building on the site. Plans are calling for a 5 story building with parking below, it would include ground floor commercial space and 138 apartments.
Update 07/03/21- Old buildings have been removed, grading and foundation work is underway!
Construction is coming to the former Les Schwab tire shop at the corner of Third & Browne. One section will be occupied by a new convenience store and a leasable retail space will be in the other half.
Hamilton & Indiana buildings ( University District )
Two new building are going up in close proximity to each other at the corner of Hamilton and Indiana. A drive thru Starbucks will be in the building going up on the lot that once was a Tire Rama tire store. A small apartment building called The Alex is also under construction right across the street.
Former Days Inn Downtown , now The Imperial ( Downtown Spokane )
After a bankruptcy the presently closed Days Inn on Third in Downtown Spokane now has a new owner. One, who I'm told has a history of rehab projects. From our early information the new owners plan to convert the motel into 90+ studio apartments, with a full renovation project.
Update 07/03/21- Project is now moving along, construction fencing still surrounds the site but new paint and some new art are visible. Hopefully we will see more soon as this could be a cool improvement for the neighborhood.
Fruchi Building ( Downtown Spokane )
Formerly office space the upper floors of the building at 218 N. Bernard, nearby the Davenport Grand Hotel is bring converted to " travel apartments " which will likely be on the Airbnb and other similar systems. 27 new apartments in all are planned.
Update 07/03/21- This project is now complete and the apartments now operate under the name Riverfront Travel Apartments.
Lolo Lofts ( Downtown Spokane )
Renovation work has started for the Lolo Lofts development which is turning an under-utilized building at 111 N. Adams ( at W 1st Ave ) into commercial space on the ground floor and 10 loft style apartments that will be listed on Airbnb once complete.
Dry Fly Downtown ( Downtown Spokane )
Dry Fly Distilling has been a part of the Spokane business community for awhile. And, as they outgrow their current facility on E. Trent they are renovating the part of former Spokesman Review printing facility at Monroe and Riverside into a large new production facility and tasting space. Got to admit, seeing that huge Dry Fly sign on the side of this building is pretty cool.
Update 07/03/21- Dry Fly has moved some pubic operations to the new building but production is still a work in progress and should be done also in the near future. Watch for a likely expansion by NoLi Brewing into their old space on Trent when the move is complete.
Boxcar Apartments ( Spokane / University District / Sprague Union )
A Portland based developer has proposed a new seven story apartment building at 15 N. Grant by the south landing of the new University District Gateway Bridge. Construction has started and plans call for a $18 million project with 136 apartments, covered parking structure and a cafe on the ground floor.
Papillion Towers ( Spokane / North Bank )
Selkirk Development is still working on designing / financing these two new high rises planned on N. Howard St. near the Spokane Arena. Not sure when construction will actually start but interestingly the existing building on the site ( which will stay as part of the project ) will soon house a new restaurant from Chef Ian Wingate called Outsider.
The Podium ( Spokane / North Bank )
Once known as the Sportsplex, The podium is the absolutely massive new multi-sport facility rising just east of the Spokane Arena. The 135,000 square foot center is to open later this year with 16 volleyball courts, 9 basketball courts and 21 wrestling mats, all trying to attract new competitions to Spokane.It will also have a 200m banked track and seating for 4000.
The Falls Tower ( Spokane / North Bank )
No construction has started and the plan has changed a couple of times but we're still watching for news on The Falls Tower project which stands to potentially be a huge 22 story high rise just south of Spokane Arena near Riverfront Park. It will contain residential and commercial components as well as possibly a hotel?
120 N. Wall building ( Downtown Spokane )
Renovations are ongoing on the building at 120 N. Wall in Downtown Spokane. Plans call for revamping the ground floor space, but keeping it as a commercial space. The upper floors would be converted to apartments, 21 in all.
Update 07/03/21- Now called The Roxy the apartments are now open and available via Airbnb ( an awesome location for a visitor ). No word yet about commercial tenants yet and will keep checking on this phase of the work.
The 508 West Building ( Downtown Spokane / Lower South Hill )
Formerly known as the Qualmed Building , the medical office building at 508 W. Sixth has new owners, a new name and will be renovated for new uses. Now known as the 508 West building plans call the first five floors to be leased out as office space and the upper floors along with an attached unused parking structure will be converted to apartments, 85 units in all.
Update 07/03/21- Plans we're modified some since I wrote this. The ground floor only will be commercial and all other floors will be apartments, now 117 in all. Construction workers are working hard and a pre-leasing sign has already went up on the construction fence for a fall opening.
6th & Washington medical office building ( Downtown Spokane / Lower South Hill )
The credit union building that had stood at 613 S. Washington will soon be removed in favor of a new construction medical office building. The building is planned to be a 2 story 20,000 square foot structure. Horizon Credit Union, which had been on the site recently moved into a new construction branch location that was built over top of part of the buildings parking lot.
Update 07/03/21- Building is now complete and a few medical office tenants are now in the process of moving in.
The OCH ( Downtown Spokane )
Renovations are ongoing in the former Old City Hall building at the corner of N. Wall and Spokane Falls Blvd. in Downtown Spokane. It will still be primarily office space on the upper floors and some commercial space below. New tenants are filling the once underutilized building and a new Seattle based Italian restaurant will fill the ground floor where a Olive Garden restaurant formerly operated.
Update 07/03/21- The ground floor restaurant, Tavolata is now open. Not completely sure what still needs done otherwise as much of the building is private office space.
Kendall Yards projects
Several projects are going up in Kendall Yards, just north of Downtown Spokane. A new mixed-use building is rising on Nettleton on the west side of the development that will house a brick & mortar location of Crepe Cafe Sisters restaurant.
In the main Kendall Yards Business District two more mixed-used buildings are currently under construction. A large five story building nicknamed " West of Jefferson " will have ground floor commercial / restaurant space and apartments above. Next to that and also next to My Fresh Basket grocery will be a Flatiron style building with a commercial space on the ground floor and 8 apartments above.
Update 07/03/21- Crepe Cafe Sisters is now open and work is still ongoing for the two large buildings now be called together as " Jefferson Alley ". Still watching this one, also work is underway in the former Central Food restaurant space for a new business too.
Philomina Building ( Spokane / University District / Logan )
Currently in the planning phase, a group of investors led by Gonzaga / NBA legend John Stockton are working on a new building to be built on the site of a former emissions testing facility at 920 N. Hamilton nearby Gonzaga. This would be Stockton's second project in the neighborhood as he also developed The Matilda building to the south on Hamilton.
The Philomina is currently planned to be a four story structure with ground floor commercial space and about 63 apartments on the floors.
River Bend development ( Spokane / University District )
Phoenix based Sagamore Capital is planning a huge apartment complex at 111 N. Erie, along side the Spokane River and the Hamilton St. Bridge. Unlike other local apartment proposals this site if built out will include 4 multi-story buildings and 267 apartments. Rendering show this project will be massive.
Millennium Monroe Apartments
As of my writing this, the Millennium Monroe project is still in the SEPA application phase but does show promise of being built soon. The plan as of now shows two phases, phase 1 is a 4 story mixed use building with 41 residential units.
Phase 2 is a 3 story multi family structure with 24 rental units. All will be in the North Monroe area at 2002 N. Monroe.
We don't know all the details on it just yet but understand that the Symons Block building at 7 S. Howard in Downtown Spokane, recently underwent a change in ownership. With big plans to convert the office space on the upper floors into studio apartments. The ground floor will keep the same commercial spaces.
Acceleration Physical Therapy
Construction should begin soon for a 4070 SF standalone building that will be a new clinic for Acceleration PT. It will be located at 707 S. Sherman.
Take 5 Medical Office
Construction is underway at 371 W. 5th, along I-90 and just west of Arthur St for a 3065 SF medical office building. The name is mentioned as " Take 5 DNA " , we will keep an eye on if for more details.
Radio Park Apartments ( South Hill )
Permits are pending for a large new apartment development that will be unique for our area. The apartments are the first phase of development on the " KXLY site " across S. Regal from the South Hill Target store. It will be built in two phases, each having 147 apartments on multiple floors wrapped around a central parking structure, a common development technique used in Texas' metro areas.
A commercial area will likely include shops and restaurants in front of the new apartments but that will come in a future portion of the development that doesn't have a timeline.
Mt. Spokane Pediatrics Clinic
Plans are to build a new 15179 SF clinic building for Mt. Spokane Pediatrics at 759 E. Holland.
Amazon Project Fireball ( Spokane Valley )
While Amazon has yet to announce they are the company behind the project, construction is underway for what the permits call Project Fireball of GEG2 along W. Garland, near Barker Rd and Trent Ave in Spokane Valley.
Plans call for a 1.3 million square foot warehouse at the site with a $3.6 million dollar price tag.
STCU Argonne ( Spokane Valley )
Spokane Teachers Credit Union ( STCU ) is developing a lot in the 9200 block of W. Mission in Spokane Valley. They already operate a home loan center on the site and are now adding a new building that will be a branch for their growing credit union.
Interestingly the dated office buildings that had been on the site have since been moved and are actually being placed on a lot of their own on E. Nora , east of Pines. Glad they kept them.
Flora Rd. Apartment buildings ( Spokane Valley )
Lots of new apartments are planned within a stones through of the Providence Health Park building in Spokane Valley. I won't mention each one, but one plan does stand out at 1215 N. Flora.
The plans there call for a large 375,000 square foot project with five story buildings and 300 apartments upon completion. The project also includes a 15,000 square foot area for commercial uses.
Evergreen Crossing Shopping Center area ( Spokane Valley )
A small strip mall has gone up out front of Hobby Lobby at Evergreen Crossing. Tenants will be a Comcast Xfinity store and possibly a new restaurant. Another new small strip mall is in pre-leasing a bit to the west, closer to the Total Wine & More store.
There is also a rumor of trendy grocer being interested in the last in line space in the main shopping center, next door to Ulta Beauty. Something we are watching...
Affinity at Mirabeau Point ( Spokane Valley )
Next to the new Tru by Hilton hotel on Mansfield in Spokane Valley will be a new senior housing project, part of the Affinity brand of senior projects. Not much info on this yet, but it is shown as a 180,000 square foot development.
Update 07/03/21- Construction is underway on this project now that will be 170 units of senior housing. We will have a post about this very soon in fact.
Euclid Logistics Center ( Spokane Valley )
Adjacent to the Spokane Business & Industrial Park , and ran by the same management ( Crown West Realty ) is a new warehouse / industrial development that will one day include 4 buildings and about 500,000 square feet of newly created space. One building is already open and fully leased with a second building under construction as of my writing this.
Permits are pending for a large expansion to the Clemson Commercial Park, off of Mamer Rd. and close by to the I-90 Evergreen Rd. interchange.
Plans are calling for a $2 million dollar project that would add three new buildings with a total of 41,200 square feet of new with several new tenants in what appears to be flex ( commercial / light ind. ) space.
Magnolia Place ( Spokane Valley )
Plans are coming along for Magnolia Place , a development of assisted living and memory care housing to be built at 16522 E. Desmet Ct, nearby Indiana Pkwy and I-90 in Spokane Valley.
Early plans show a 53,400 square foot facility with 80 assisted living units and 44 memory care units housing about 124 residents.
504 N. Barker ( Spokane Valley )
I must admit, I don't even know the exact plan of this project as of my writing this but construction workers are hard at work building what is described in the permits as a 10,000 SF commercial building. Watching what becomes of this development that's a bit south of I-90.
Update 8/12/21- Plans are for Liberty Lake Athletic Club and U-District PT to occupy the whole of the building with a RPM Car Wash now also planned on the parcel.
The Aspen Dental chain of dental clinics is planning a new construction building at 4805 E. Sprague, near Costco in Spokane Valley. Plans call for a 3500 SF stand alone building.
Liberty Lake River District Town Square ( Liberty Lake )
Greenstone Homes has been developing the River District, a large residential subdivision on the north side of Liberty Lake for quite awhile now. But they are now moving on to the commercial side of the development's master plan.
A " neighborhood " commercial building opened by Orchard Park last year and consists of Hello Sugar Donut Shop and Sweet Annie's Ice Cream. Rumor has it that building will be expanded at some point for a pizza business and a day care.
In the area that will eventually be the actual Town Square development along Harvard Rd construction has started for a " welcome center " for sales / leasing, a restaurant that I cannot mention but was formerly a food truck and a beauty salon. A mead business and possibly a winery will also build on land to the north of this soon.
New building at Country Vista and Whitman Ln. ( Liberty Lake )
After some delays pertaining to the roadways around the site / traffic , the project to open a large new Western States CAT equipment dealership is moving forward at 20150 E. Cataldo in Liberty Lake ( on the Spokane Valley city limits also ).
Plans call for a new 46,000 square foot equipment shop, 15,000 square foot parts warehouse, 15,000 square foot hydraulics and spec shop in addition to office space and sales yard areas. All visible from I-90 next door to the Camping World RV Dealership.
The Point at Liberty Lake ( Liberty Lake )
The Point at Liberty Lake will be a new commercial development, planned to be built in phases on the western edge of the City of Liberty Lake. The site's address is 19501 E. Appleway.
Once fully built out the development will include four 4,000 square foot warehouses, a 2,000 square foot RV wash, two retail buildings with 6,830 square feet and a fast food restaurant. The warehouses and RV wash will likely be built in the first phase.
Tesla Liberty Lake
Baker Construction & Development recently started construction at 1805 N. Pepper Ln. , just north of I-90 in Liberty Lake for a large Tesla dealership, providing both sales and service. Plans call for a 33,768 SF building with a large parking area and state of the art Tesla superchargers.
One of the largest industrial parks in the Spokane is under construction next to the new Amazon Fulfillment Center off of Electric Ave. Currently a 80,000 square foot and a 96,000 square foot building are under construction but once fully built out the site will include 19 buildings and over 5 million square feet of industrial / manufacturing / warehouse space.
James Apartments ( West Spokane )
The former Econo Lodge motel at 1503 S. Rustle , at the top of the Sunset Hill is being converted into a new apartment complex called, The James. Once complete the facility will re-open with 140 updated studio apartments.
Hazelwood Square ( Airway Heights / West Plains )
A new small strip mall of business planned to be built next to the Village Center Cinemas in Airway Heights. I'm hearing a location of The Man Shop barber shops and The Dental Center are to open locations here once built.
Future phases of this project include another retail strip mall and small warehouses on the back half of the parcel.
Update- The Man Shop is now open.
Dr. C's Retail ( Airway Heights / West Plains )
A new small strip mall next to KFC in Airway Heights, many spaces that will be open for new businesses to occupy and a dentists office named Dr C's to occupy the lead space.
North 40 Airway Heights ( Airway Heights / West Plains )
Construction is well underway and the building's frame is up for a new North 40 Outfitters store at the corner of US 2 and Deer Heights Rd. in Airway Heights. Additionally we're seeing plans for a small strip mall with about 3 bays to be built out front of this store.
Update 07/03/21- North 40 store building is advancing quickly with a October opening. The building out front is sitting mostly complete, with Indigo Urgent Care and Mod Pizza signed on for sure and it looks like Jersey Mike's Subs will take the last space there.
Spokane International Airport remodel ( West Plains )
Big plans are being developed to possibly improve the Spokane International Airport. Plans call for a few new gates and a centralized baggage claim, and I've heard the work will also finally connect the C Concourse to the main terminal area. This one is probably one of the more up in the air projects right now however sadly.
Amazon Air facility ( West Plains )
Amazon will lease a 30,750 SF new construction building being built by S3R3 Solutions on a new street within the Spokane Airport Business Park. The development will have access to the Airport itself and will be using by Amazon's Amazon Air program.
New development on Hilton Dr, near Airway Heights ( Airway Heights / West Plains )
The first phase of a new commercial development off of Hilton Dr., east of Flint Rd. and next door to the Hilton Garden Inn hotel. Bruchi's restaurant is now open, a Roasters Coffee drive up is opening soon next to it and Mister Car Wash is also opening in the coming weeks.
Behind the under construction phase will eventually be at least one strip mall and possibly office space, exact plans for that portion of the project are still in the planning phase.
Update 07/03/21- Bruchi’s and Mr. Car Wash are now open. Roasters was acquired by another company and hasn't opened yet to my knowledge but should in the near future, but probably using a different brand name.
Northern Quest Resort & Casino Expansion ( Airway Heights / West Plains )
Northern Quest plans to build a large new hotel addition this year and possibly new convention space adjacent to it as the market allows.
Update 07/03/21- Work has started for this project, additionally inside the main building the former buffet is being replaced by 2 new restaurants and a new nightclub. A Sportbook betting area will also open in a remodeled Turf Club Lounge also in the main building.
Spokane Tribe Casino expansion ( Airway Heights/ West Plains )
Spokane Tribe Casino is expanding with an addition of the buildings east side that will double the size of the facility, add more gaming and a new restaurant.
Goodwill Industries Airway Heights
Goodwill Industries of the Inland Northwest are planning a 60,000 SF new construction building at the corner of Deer Heights Rd & Flight Dr in Airway Heights. The building is planed to be part retail store and part salvage sorting facility.
Fred's Appliance Distribution Center
Planned to be built at 8817 W. Granite Ave, near Airway Heights and the Spokane International Airport is a planned to warehouse for the Fred's Appliance chain. Plans currently call for a 100,000 SF structure with multiple loading docks and 80 parking stalls.
McFarlane Industrial Park ( Airway Heights / West Plains )
Planned to be geared towards ecommerce tenants, construction is happening on a new 187,000 square foot warehouse building at 12315 W. McFarlane Rd. , just east of Exotic Metals Forming on the South side of Airway Heights. The developer of this project has done work in larger metropolitan markets and says the building could house upwards of 12 tenants.
Update- Amazon is taking over this entire building for use as a delivery station. The same developer however is looking to add 2 more buildings however.
Industrial projects north of Spokane International Airport ( Airway Heights / West Plains )
Recently, Triumph which operates one the largest industrial plants in the area ( at US 2 and Flint Rd ) announced they plan to close their plant in 2022. But the land directly south of their facility is about to take off with new facilities from other companies! These will be:
McKinistry, planning a 67,500 square foot warehouse
Puget Sound Pipe, planning a 19,600 square foot warehouse / office space
Selkirk Pharma, planning a 147,600 square foot manufacturing facility with office space.
Also, given the current market I personally don't see the Triumph facility staying vacant for too long. Although it may get divided up? I'm planning to keep an eye on that too.
