Avalon24 Real Estate to join new mixed used building coming to Liberty Lake's NoLL development

 Greenstone's new NoLL mixed use development in Liberty Lake is already home to a handful of local businesses, with a couple more currently under construction. And it's continuing to grow with another new building planned to be built soon directly at the corner of Harvard & Indiana.



The new building will be a two-story mixed-use structure with about 4800 SF of space. The ground floor will be occupied by the offices of Avalon24 Real Estate. The second-floor plans show that space will be used by six apartments with 2 studios, 2 one bed and 2 two bed floor plans. 

Signage at the site says the building is coming in Nov. 2022, although we're told by an Avalon24 rep. they are currently about 12-14 months out from completion as no construction as started as of my writing this. Shoesmith Cox Architects did the design work for the building and the general contractor isn't shown in the paperwork we obtained.

New Starbucks under construction at Barker & Appleway in Spokane Valley

 Yet another Starbucks in coming to Spokane Valley, this time in the Greenacres area of the Valley. Construction is already underway, with site work ongoing and a foundation being worked on right now for the new chain coffee house at 18707 E. Laberry Dr, just a bit south of the corner of Barker & Appleway. The new building is standalone and adjacent to the Greenacres Post Office.



The building permits for the project indicate it will be housed in a 2200 SF building, with construction being done by Spokane based Associated Construction, Inc. acting as the general contractor and Akron, OH based GPD Group listed as the project's architect. Starbucks corporate has not confirmed this will be a location of their chain with us, but their name is included on the permits filed with the City of Spokane Valley.

Other area Starbucks locations are located 2.6 miles east in Liberty Lake and 2.1 miles west inside the Fred Meyer store at Sprague & Sullvan. And, while I report all local business news as non-bias as I can, I do invite you to do your research on our areas many local coffee shops as well. 

Terrain Gallery is relocating to a cool new spot on N. Monroe

 Terrain is an awesome group within our community, the non-profit group says on their website they " build community through art and creativity ". While they do host many arts events each year, such as one of my personal favorites, Terrain Bazaar, held each Summer. They also have more permanent operations as well, like the From Here store located inside River Park Square to their own gallery that has spent the last few years in the Washington Cracker Building on the south side of Downtown Spokane.


But now Terrain is actively remodeling a new space on N. Monroe for a new home for the Terrain Gallery. The gallery will soon relocate to a 2400 SF space at 628 N. Monroe, nearby Kendall Yards and just north of Downtown Spokane. The space will be fully renovated, and they hope to open there in time May's First Friday events, less than a month away.

In the most recent edition of the Terrain e-newsletter they say, " The move allows for greater visibility and more autonomy not only for the gallery itself, but the artists we serve, and we cannot wait to share it with all of you ". Terrain will also be joined in the building by spaces for The Center for Children's Book Arts, Spokane Workers Cooperative, podcaster Spokast! and others.

New vegan friendly restaurant opens in Downtown Spokane

 The owners of Nectar Wine and Beer, Nectar Catering and Events and Bark, A Rescue Pub have opened a new lunch spot in Downtown Spokane's historic 1889 Building (120 N. Stevens, corner of Main and Stevens).


That new restaurant is called Fete - A Nectar Co., the space is open Mon-Fri 11a-6p with a focus on vegan friendly options, flatbreads, paninis and pastas. " Our sous chef, having a vegan lifestyle inspired many of the vegan selections on the menu " says co-owner Josh Wade " he along with our Executive Chef Steven Swanson have created a unique and delicious lunch menu". Regional beers and a Washington only wine list is also offered.


Prior to the opening of Fete, the space was made available for events and private gatherings. The owners do plan to continue offering the venue available for gatherings of 20 to 120, with catering available. Spokane's newest urban living choice, Boxcar Apartments transitions from construction to leasing

 Over the last several months we've watched construction steadily push forward on Boxcar Apartments, a new modern looking seven story apartment building at 15 N. Grant, just off of E. Sprague. But now construction is wrapping up and pre-leasing of the project is underway. 




The complex houses 136 total units and finds itself in an ideal location, by the Spokane University District, just a short distance away from Downtown and with the up-and-coming Sprague Union District at its doorstep. The project was also noteworthy locally as it was one of a few projects recently developed by developers outside of the Inland Northwest, Boxcar was actually a project of Project^ a Portland based firm. Architectural work was done by TVA Architects, also of Portland and the general contractor was Bouten Construction, of Spokane.

The building offers studio, one-bedroom and two-bedroom apartments with a "railway inspired exterior ". Community amenities include a fitness center, secured bike room and a spacious lobby. The ground floor plan also calls for the eventual addition of a cafe. Rental rates at the Boxcar Apartments are subject to change but are currently listed on Apartments.com as ranging from $1,487 - $2,322 a month. 

Boxcar Apartments' rentals are ideal for students, those working in the Downtown Spokane area and anyone really who is looking for a more urban style of living in the Lilac City. Groundbreaking kicks off start of construction for new Valley Dermatology and Skin Cancer Center clinic

 Last week involved parties gathered on a site across from the Tru by Hilton hotel in Spokane Valley for the groundbreaking of an exciting new medical office construction project.



Valley Dermatology and Skin Cancer Center is planning to relocate their clinic from an office building on Mission to this new standalone building which will be built soon off of Mirabeau Pkwy, in-between Pines and Evergreen in Spokane Valley. The new building will be a 14,050 Sq. foot single story structure.

The new building is currently scheduled to be complete in January of 2023. Baker Construction & Development is the general contractor with architectural design work done by Bernardo Wills Architects.

Morsel by Rind and Wheat opening on the Lower South Hill

 Chef Ricky Webster is a well-known person and rightfully so, from his win on Peacock TV's Snoop & Martha's Very Tasty Halloween and other competitions. To owning his own bakery, Rind and Wheat on W. Riverside in Browne's Addition. And now he's branching out his Rind and Wheat business with and all new location to be called Morsel by Rind and Wheat.


Morsel by Rind and Wheat held a soft opening at the end of last week, with the actual opening planned for April 19th. Morsel will be located in the former Fery's Catering building at 421 S. Cowley St, just south of Downtown Spokane. The place will be to go only, which they point out will be perfect for taking their items back to the nearby offices or a picnic in one of the neighborhood's beautiful parks. 

We reached out to Ricky about what's in store at Morsel, and we're told " Our goal is provide the community with flavorful eats in the form of baked goods, breads, pastries and our take on some brunch type eats.". Sandwiches, salads, croissants and more will be served, including their own house drip coffee from Roast House Coffee.

Former Quality Inn near Downtown Spokane to be converted into The Olmsted Apartments

 The Quality Inn hotel at 104 E. 4th closed down several months ago following the sale of the property. The hotel was quickly blocked off with construction fencing but otherwise has been left closed and empty ever since. Speculation however pointed towards the eventual plan of converting the hotel property into apartments.



This past week that plan was more set-in stone as change of use permits, we're finally applied for with the City of Spokane to begin construction at the site and build out apartments. This doesn't provide us with a construction timeline or opening date, but it does reveal the plan to re-purpose the structure into 153 apartments, looking to be all studios with the project planning to add kitchenettes to the units. The permit indicates the project is valued at $3 million and will be built out by Cliff Thorn Construction of Richland as the general contractor.

Additionally, the permit mentions 2733 SF of business use space and 7025 SF of "assembly" space. It's not explained if this is being included for common areas / leasing / support offices for the new apartment complex or if some might be used as leasable commercial space as the Quality Inn formerly held lobby space and a bar / restaurant that would also likely be converted into something. We've attempted to reach out to the new owners on a couple of occasions and never received comment.

The project paperwork also shows the building will go by the name The Olmstead Apartments and is a project of Portland based Fortify Holdings, LLC., the same company that has been acquiring hotels around the Northwest in the past few months for similar projects. Even here in Spokane they are re-developing the former Downtown Days Inn on 3rd into The Imperial Apartments and the former Econo Lodge, west of Downtown on Rustle Ave. into The James Apartments. It's not an indication of what rental rates will be for The Olmsted but rent at both of Fortify's other local projects start in the $1,100 a month range.

Fat Cat of Spokane, a new development of condo garages and commercial space coming on the West Plains

Following on the success of the first Fat Cat Garages development in Kennewick, the same owners are now planning on constructing Fat Cat of Spokane, a similar project at 9014 W. Hilton Ave., just off of US 2 on the West Plains.



The Spokane Fat Cat project is set to begin construction within weeks and will offer 29 "condo garage" spaces. The condo garages will be a mixture of units to be sold and leased, exact number has yet to be determined and all will be temperature controlled with electricity and gated entry. Units will be offered in a variety of sizes from 919 SF up to 1751 SF and are perfect for Vehicle / RV / Boat storage.

The development will also include 7 commercial condos on the western side of the build site. These will be open to be leased by businesses for office, warehouse or light manufacturing space. They report that they have multiple deals in the works for businesses leasing these spaces but no officially set tenants as of yet.
