Project update- The United Building in Hillyard

 Originally built in 1920 for the United Hillyard Bank, the building at 5016 N. Market has seen a lot of changes in it's 100+ years of existence. Last used as an antique store, the former bank building is presently being renovated for use by multiple exciting businesses, creating what they call a social hub. Yesterday, we we're able to take a quick tour of where they are at in the process. And a huge thank you for the sneak peek!


Now called The United Building, they are planning to open the ground floor businesses possibly as early as next month. Among them will be-

Bellwether Brewing this will operate as a second location for the brewery as they plan to keep their original Monroe St. location open as well. The Hillyard location will serve over 30 beers on tap with a cool bar right in front of the bank's original vault.

Locos will be a new restaurant with the ownership affiliated with The Grain Shed. Locos has been mentioned in prior media write ups as restaurant that will be sort of a Texas chili parlor with some tex-mex. Can't wait to see what they'll have to offer! 

Derailer Coffee Paying homage to the Hillyard neighborhood's railroad history with their name, Derailer Coffee will be a coffee and espresso bar within the building.

Parliament Cider a new cidery which will have production space towards the back of the building. Their ciders will eventually be offered on tap at the Bellwether Brewing bar.





The second floor of The United Building will open as a second phase later this year, Once open it will include two new retail shops Pigasus Toys & Vintage and Bear Totem which I'm sure we'll have more news on in the future.

A look at the many construction projects near Cabela's in Post Falls

 The motto of this site is answering the question "Hey, I wonder what's going in there?". And, currently one of the more common places where people are asking that question these days is in The Pointe at Post Falls development.

The Pointe at Post Falls is the name of the 173 acre development surrounding the existing Cabela's store accessed by exit 1 of I-90 in Idaho just over the Washington border. The development falls within the city limits of Post Falls, although the small community of State Line is directly north of the development. While they didn't originally create the development, today it is a project of the Draper,UT based Wadsworth Development Group.

Wadsworth sells the lots there via local commercial real estate brokers and those buyers start their own projects. This is a look at those projects, starting with one that is a huge rumor but in reality, not included just yet. I'm including it just to hopefully help to debunk it...


Costco is not coming to State Line- Not too say it will for sure never happen, I scan government sites and track these things daily. The company doesn't own any parcels within the development site, hasn't been named in a City of Post Falls building permit or pre-development application in the last couple of years. Additionally, Costco actually lists there most current new store openings online and none are in this area.


70 N. Beck Rd - Circle K gas station and convenience store 

Planned to the north of the existing Maverik gas station on the northeast side of the intersection of W. Pointe Pkwy is planned to be a new Circle K gas station and convenience store. Permits have been filed and a job site trailer currently sits there although no actual construction has commenced as of my writing this.


140/150 N. Beck Rd - Large class A warehouses



Two large class A warehouses are rising along N. Beck Rd, just north of W. Pointe Pkwy. , and given their size are rather visible from I-90. The larger of the two is the back one that recently had it's walls erected, it will offer 238,000 SF of new warehouse space, while the other will have 168,000 SF. The space is devisable and already being marketed for lease but no news to share just yet about tenants.


SW corner of N. Beck Rd. and W. Pointe Pkwy - several new businesses!


Perhaps one of the more exciting developments within the Pointe at Post Falls development is the area across from Maverik on the SW side of the intersection. A construction fence has gone up here recently and some equipment is there implying construction is about to start. This project will contain an anchor building, two multi-tenant commercial buildings and a couple of pad sites. It's proven very popular as well as we checked with the project's developer and we're able to confirm this site will contain the following- Napa Auto Parts, Wendy's , The Joint Chiropractic and The Man Shop. Leasing continues for the remainder of property.


317 S. Beck Rd  - Gesa Credit Union and ???


Site work recently started on this site along a newly constructed section of Beck Rd, backing up to the freeway. We've been told it's still too early to receive exact information on this project but according to building permits it'll be a 10,210 SF building with a Gesa Credit Union branch and three tenant spaces. No mention of what might open in those tenant spaces, however.


497 S. Beck Rd - Nutex Post Falls Emergency Hospital


Houston,TX based Nutex Health is developing a network of stand-alone hospitals all over the country and one will be located here in Post Falls. Construction has already commenced of what building permit info shows as a 21,000 SF medical building.


6190 W. Pointe Pkwy - Popeyes Lousiana Kitchen

A franchisee of Popeyes has purchased this lot at the SE side of the intersection of W. Pointe Pkwy and Baugh Way. Construction has yet to commence for the new restaurant however, but it does seem to still be coming.


6299 W. Pointe Pkwy - Dutch Bros. Coffee


Although I think there has been some delays with the construction the new Dutch Bros location here is pretty far along now. The main building is now standing, but the parking area and landscaping a noticeably missing. It will probably open within the next couple of months however.


W. Pointe Pkwy just west of Walmart - Taco Bell


This lot has yet to receive an official address, but the parcel has been sold to a company that has the same address as the company that owns most North Idaho Taco Bell franchises. Pre-development was also done some time ago to develop this lot into a new Taco Bell restaurant, time will only tell though how long it will be until we see actual construction here however.


Additionally...

A large apartment complex was approved on the large parcel due west of the existing Walmart store, heading all the way to Cabela's property area. Still waiting on construction to happen there as well.

Thai Bamboo did a pre-development application for a 8000 SF restaurant to be built on land within the development. Although it is public record, this is just an early step in development so I won't mention the exact lot as this could still not happen.

To the east of the Pointe at Post Falls is even more development that I'll try to cover in another post. In that area will be two more apartment complexes, two more warehouses and a large self-storage facility.

Tractor Supply Company planning multiple Inland Northwest locations over the next couple of years

Tractor Supply Company is a rapidly growing chain of retail stores that carry's a wide range of merchandise geared towards farm and ranch needs. Their stores stock items for home improvement, lawn and garden, fencing, propane, livestock/equine/pet care items and more. The Brentwood,TN based company isn't a stranger to the Inland Northwest either as they opened a location near the intersection of W. Neider and US 95 in Coeur d' Alene in 2015. And have since also opened another in Oldtown,ID.

But, now they plan to increase their local presence with several new locations being planned to open in the Inland Northwest within the next two years. Among them will be-

Spokane Valley- We reached out about this location to determine exactly where this store will be located, but we're told they don't have that information available just yet. However, the company does indicate that they hope to start construction on a new Spokane Valley Tractor Supply store during the Summer of 2023.

Deer Park- Construction started last year near the corner of US 395 and Crawford St on Deer Park's western edge. Currently the company hopes to hold a grand opening for this store in July.

Kellogg,ID- The company's rep tells me construction started on this new Tractor Supply over last winter and will hopefully also have a grand opening sometime in July. Unfortunately, I rarely go to the Silver Valley and can't seem to find exactly where this store will be.

Athol,ID- Construction started in March for this new location that will be located at The Crossings commercial development near the junction of ID 54 and US 95. In fact, the new store will join Super 1 Foods in anchoring this growing development. The company rep tells me it's too early for a grand opening on this store just yet however.

Bonners Ferry,ID- Construction is to begin during the summer on this new Tractor Supply store, which will be located at 87 Homestead Lp , just off of US 95 on the north side of Bonners Ferry. Currently they also do not have an annouceable grand opening date just yet.

Revival Tea Company to open tasting room & boba bar in Downtown Coeur d' Alene

 Revival Tea Company continues to grow. In March the Spokane based tea producer opened a new boba bar in a storefront on W. Main in Downtown Spokane above their existing unique basement tasting room. And, now they've announced the plan to add yet another location in the very near future.



This time Revival is planning a tasting room / boba bar at 201 N. 1st St , on the ground floor of Downtown Coeur d' Alene's One Lakeside building. The Coeur d' Alene location will have a full retail shop, full boba menu and will include menu items they've become known for including tea mocktails and flights where customers can try out their signature blends.

They currently plan to open this new location around Mid-June and they tell me this is the first of a retail expansion planned to go along the West Coast.

Project Update- Cambria Hotel

 It's time to start following up on some of the construction projects that have already been reported on. It's something I really do mean to do a lot more of. 

So today when I found myself in the area, I stopped by the future Cambria Hotel project off of Geiger Rd just south of Spokane International Airport. And, by stop by I mean parked on the street out front and took pictures because I'm sure no one on that work site wanted to deal with a construction nerd and his 7 lb dog getting in the way of an actual work schedule.

The project is progressing quickly now with a small army of people at the site this afternoon. The four story 91 room hotel is due to open sometime later this year at 4611 S. Dowdy Rd, just off of Geiger Rd on the West Plains. The new hotel is a development of Brar Hotels Group, who also own the Best Western Plus Lakefront Inn in Moses Lake. As of today no landscaping or parking lot has been installed but the building is enclosed, and interior work is progressing.

The pace of work makes sense as commercial real estate website The Registry reported in May that the project had successfully secured $7.1 million in financing from Seattle based private money lender, Jupiter Capital. Large new UPS distribution center to be first tenant of Douglass Legacy Park

 Once complete the new Douglass Legacy Park industrial development on the West Plains will offer over 1.5 million square feet of new class A warehouse space. From Ecommerce to Aerospace and pretty much everything in between this development stands to be a game changer for Spokane County.

Several buildings for the park are already rising on the 127 acre site along S. Thomas Mallon Rd just south of the Spokane International Airport. Most of those are still under construction or empty but recently we've learned of the first company that will be moving into space at the development. That company is one of the largest and most well known shipping companies in world, UPS.

UPS will lease 96,000 square feet of space taking over all of "Building 15" at 9210 W. Harlan Ln. . The new West Plains UPS distribution center will be the fourth center covering sections of the Spokane / Coeur d'Alene area as original UPS centers exist on N. Bradley Rd. in Spokane Valley and N. Ramsey Rd in Coeur d'Alene. Additionally, UPS just opened a new 41,000 square foot distribution center in 2020 at 192 N. Beck Rd in Post Falls.

A recent article about the new West Plains UPS center in the Spokane Journal of Business ( that article here - may have a paywall ) indicated that the new facility will open by the end of the year and will also feature a customer service center, primarily for dropping off and picking up packages. 

And, it looks like we might have more announcements coming from the Douglass Legacy Park project in the near future as the project's official website indicates that a portion of building 14 is also leased. Northwest Specialty Hospital starts construction on a new ambulatory surgery center

 Northwest Specialty Hospital has officially started construction on their latest expansion, a new ambulatory surgery center. The new center will be located on a previously vacant plot of lot directly to east of the facility's main campus in Post Falls at 1624 E. Mullan Ave. 


The new surgery center will be about 9600 square feet according to building permits and will be cost approximately $6 million to construct. Stancraft Construction Group of Hayden is shown on permits as the project's general contractor. 



A recent article about the facility's groundbreaking in the Coeur d' Alene Press newspaper indicated that the center will be used for surgery's that don't require overnight stays and will have two outpatient operating rooms with the option for future expansion. The new surgery center is planned to open sometime in early 2024.

Northwest Specialty Hospital also recently opened a new medical facility on Super 1 Lp. in Athol. That center opened in early March and is the hospital's third location and offers both family medicine services and an urgent care center.

The Milkshake Parlor coming soon to the Indian Trail neighborhood

 The Milkshake Parlor is an exciting new locally owned business that is coming soon to the Indian Trail neighborhood in Spokane. The new business plans to offer 20 different milkshake flavors with toppings and served in take home mason jars.

Additionally, they plan to offer cups of ice cream with the same topping offerings and cookies, cupcakes, etc... from Bake My Day, which is another cool local business based out of Spokane Valley. The Milkshake Parlor will be located at 9021 N. Indian Trail Rd. , in-between Subway and Safeway in the Sundance shopping center. Currently they plan to open in the space at the beginning of July

Good 'Dilla planning to open new restaurant in the River Park Square food court

 While we love how far the Spokane food truck scene has come, we also love to hear when a local truck is able to expand and take the next step into a more physical year round space. Several have done it successfully and now the Good 'Dilla food truck is becoming the next.


The quesadilla food truck Good 'Dilla recently leased a space with the River Park Sqaure food court in Downtown Spokane. They currently plan to open their new restaurant there sometime around June or July of this year. The new location will be in the space that was previously Mac Daddy's, that eatery is still open and recently opened on the first floor of the Downtown mall in the much larger former Rock City Grill space.

We checked in with Good 'Dilla and we're told the new location will offer more quesadilla options, desserts, sides and beer / wine dependent on when a liquor license is approved. Fans of Good 'Dilla's food truck will also be happy as they also plan to continue operating the truck at local events including The Thursday Market in South Perry every Thursday from May-Oct. , and the Kendall Yards Night Market every other week.
