Apartments and hotel rooms coming in the next phase of renovations at Downtown Spokane's Symons Block

In 2021 Downtown Spokane's Symons Block building was acquired by new owners. The building, which is located along S. Howard in-between Sprague and First Ave, was never fully empty but did struggle with vacancies.

But big things we're put forth to bring new life back to the historic structure after the $2.6 Millon sale to new owners Symons Block,LLC, which is governed by local business owner Alyssa Agee and others. Soon after the sale the new owners relocated their popular People's Waffle food truck into a brick-and-mortar space previously occupied as part of defunct Observatory Bar. They also shortly after took the remaining bar space and opened Emma Rue's, which on their website is described as a luxe cafe offering cocktails, artisanal coffee & French inspired deserts and savory bites. Both businesses continue to operate with a quite strong following.

The remaining empty commercial spaces we're also renovated and today a wide verity of businesses call the Symons Block building home. From Empower Aesthetics, who took advantage of the buildings new lease on life by moving here from the South Hill to The Adam Cara Healing Center, who opened a new meditation and mindfulness studio on the buildings second floor. And several more, a full list can be found on the Symons Block website which is listed at the bottom of this article.

Now the owners will soon move onto the next chapter in the transformation of the Symons Block, which is perhaps going to be the most exciting. Plans call for a full renovation of the third and fourth floors, with new apartments, mostly on the fourth floor with what we're told will be about 12-15 one- and two-bedroom units.

On the third floor a new "micro-hotel" will open for business with 10 units, hip modern looks, shared baths and a lounge and reception area.

They hope to open the hotel in the early months of 2023, with apartments ready to begin leasing sometime around the Summer of 2023. For more info on the Symons Block, or to add your name to the apartment wait list, visit http://symonsblock.com

New businesses coming to new spaces at Kendall Yards

Recently two more mixed use buildings we're completed in the Kendall Yards neighborhood. The upper floors are now a new urban living apartment community called Jefferson Alley with studio, 1 bed and 2 bed floor plans and awesome views of Downtown Spokane. For info on leasing apartments there visit http://www.jeffersonalley.net

The ground floor bays of the buildings we're set aside for commercial uses and those spaces are now fully leased out. One space is now occupied as the new home of Prairie Dog Pet Mercantile who is already open, having relocated from another Kendall Yards storefront to the new larger store space. Spark, a non-profit will take over the former pet store's space.

But more is on the horizon and a recent review of building permits, along with a healthy dose of research has uncovered what else will be opening soon in Kendall Yards....

Sorella

A new restaurant called Sorella is planning to take about 2000 SF of space at 1122 W. Summit Pkwy. We contacted an individual with the new eatery for more info, but it's too early for them to comment.

The Great PNW

Locally based The Great PNW is a Northwest themed apparel company that is planning a retail store in about 975 SF of space at 1098 W. Summit Pkwy. The photo above is not marked with any address but is about the only place this space could be constructed.

Tamale Box

Tamale Box is a local business that has become known for online and farmer market sales of tamales and salsas. They will evidently now be opening a new brick and mortar establishment as they have applied for a permit to convert 548 SF of space at 1102 W. Summit Pkwy #101 into a new restaurant. In the photo above the suites of this building haven't been divided yet but logistically speaking this should be suite 101.

New Love Coffee

Local coffee roaster New Love Coffee recently launched their first coffee shop in Liberty Lake's NoLL development. But they also have their sights set on Kendall Yards as a second location of the business as another New Love Coffee is planned for 1102 W. Summit Pkwy #102 .

What's next at Kendall Yards?

Construction will likely start as early as this Summer for a new office complex for Premera Blue Cross, who is planning to move from a site east of Downtown to a large new construction building on the south side of Summit Pkwy near the entrance to Kendall Yards. We are constantly keeping an eye out for more news on this project.

Also, developers have proposed a new apartment building at the corner of Broadway & Walnut in the West Central neighborhood. just a couple blocks outside of Kendall Yards proper. If built as it is currently presented the 4-story apartment building will offer 37 apartments, parking below the units and a possible name of Harrington Apartments. This project is only in the " pre-development conference " phase meaning it's not officially underway as of yet and could be shelved.

And, as always, stay tuned to this site as we intend to keep an eye on all new construction projects, not just in Kendall Yards but all of Spokane and Kootenai Counties.

Avalon24 Real Estate to join new mixed used building coming to Liberty Lake's NoLL development

Greenstone's new NoLL mixed use development in Liberty Lake is already home to a handful of local businesses, with a couple more currently under construction. And it's continuing to grow with another new building planned to be built soon directly at the corner of Harvard & Indiana.

The new building will be a two-story mixed-use structure with about 4800 SF of space. The ground floor will be occupied by the offices of Avalon24 Real Estate. The second-floor plans show that space will be used by six apartments with 2 studios, 2 one bed and 2 two bed floor plans.

Signage at the site says the building is coming in Nov. 2022, although we're told by an Avalon24 rep. they are currently about 12-14 months out from completion as no construction as started as of my writing this. Shoesmith Cox Architects did the design work for the building and the general contractor isn't shown in the paperwork we obtained.

Avalon24 Real Estate also plans on hiring more agents locally and is presently operating out of temporary office at 23801 E. Appleway #230 on the other side of Liberty Lake. For more info on Avalon 24 Real Estate visit http://avalontwofour.com

New Starbucks under construction at Barker & Appleway in Spokane Valley

Yet another Starbucks in coming to Spokane Valley, this time in the Greenacres area of the Valley. Construction is already underway, with site work ongoing and a foundation being worked on right now for the new chain coffee house at 18707 E. Laberry Dr, just a bit south of the corner of Barker & Appleway. The new building is standalone and adjacent to the Greenacres Post Office.

The building permits for the project indicate it will be housed in a 2200 SF building, with construction being done by Spokane based Associated Construction, Inc. acting as the general contractor and Akron, OH based GPD Group listed as the project's architect. Starbucks corporate has not confirmed this will be a location of their chain with us, but their name is included on the permits filed with the City of Spokane Valley.

Other area Starbucks locations are located 2.6 miles east in Liberty Lake and 2.1 miles west inside the Fred Meyer store at Sprague & Sullvan. And, while I report all local business news as non-bias as I can, I do invite you to do your research on our areas many local coffee shops as well.

Terrain Gallery is relocating to a cool new spot on N. Monroe

Terrain is an awesome group within our community, the non-profit group says on their website they " build community through art and creativity ". While they do host many arts events each year, such as one of my personal favorites, Terrain Bazaar, held each Summer. They also have more permanent operations as well, like the From Here store located inside River Park Square to their own gallery that has spent the last few years in the Washington Cracker Building on the south side of Downtown Spokane.

But now Terrain is actively remodeling a new space on N. Monroe for a new home for the Terrain Gallery. The gallery will soon relocate to a 2400 SF space at 628 N. Monroe, nearby Kendall Yards and just north of Downtown Spokane. The space will be fully renovated, and they hope to open there in time May's First Friday events, less than a month away.

In the most recent edition of the Terrain e-newsletter they say, " The move allows for greater visibility and more autonomy not only for the gallery itself, but the artists we serve, and we cannot wait to share it with all of you ". Terrain will also be joined in the building by spaces for The Center for Children's Book Arts, Spokane Workers Cooperative, podcaster Spokast! and others.

Spokane's newest urban living choice, Boxcar Apartments transitions from construction to leasing

Over the last several months we've watched construction steadily push forward on Boxcar Apartments, a new modern looking seven story apartment building at 15 N. Grant, just off of E. Sprague. But now construction is wrapping up and pre-leasing of the project is underway.

The complex houses 136 total units and finds itself in an ideal location, by the Spokane University District, just a short distance away from Downtown and with the up-and-coming Sprague Union District at its doorstep. The project was also noteworthy locally as it was one of a few projects recently developed by developers outside of the Inland Northwest, Boxcar was actually a project of Project^ a Portland based firm. Architectural work was done by TVA Architects, also of Portland and the general contractor was Bouten Construction, of Spokane.

(Courtesy photo- view of Downtown Spokane as taken from within the Boxcar)

The building offers studio, one-bedroom and two-bedroom apartments with a "railway inspired exterior ". Community amenities include a fitness center, secured bike room and a spacious lobby. The ground floor plan also calls for the eventual addition of a cafe. Rental rates at the Boxcar Apartments are subject to change but are currently listed on Apartments.com as ranging from $1,487 - $2,322 a month.

Boxcar Apartments' rentals are ideal for students, those working in the Downtown Spokane area and anyone really who is looking for a more urban style of living in the Lilac City. Morsel by Rind and Wheat opening on the Lower South Hill

Chef Ricky Webster is a well-known person and rightfully so, from his win on Peacock TV's Snoop & Martha's Very Tasty Halloween and other competitions. To owning his own bakery, Rind and Wheat on W. Riverside in Browne's Addition. And now he's branching out his Rind and Wheat business with and all new location to be called Morsel by Rind and Wheat.

Morsel by Rind and Wheat held a soft opening at the end of last week, with the actual opening planned for April 19th. Morsel will be located in the former Fery's Catering building at 421 S. Cowley St, just south of Downtown Spokane. The place will be to go only, which they point out will be perfect for taking their items back to the nearby offices or a picnic in one of the neighborhood's beautiful parks.

Former Quality Inn near Downtown Spokane to be converted into The Olmsted Apartments

The Quality Inn hotel at 104 E. 4th closed down several months ago following the sale of the property. The hotel was quickly blocked off with construction fencing but otherwise has been left closed and empty ever since. Speculation however pointed towards the eventual plan of converting the hotel property into apartments.

This past week that plan was more set-in stone as change of use permits, we're finally applied for with the City of Spokane to begin construction at the site and build out apartments. This doesn't provide us with a construction timeline or opening date, but it does reveal the plan to re-purpose the structure into 153 apartments, looking to be all studios with the project planning to add kitchenettes to the units. The permit indicates the project is valued at $3 million and will be built out by Cliff Thorn Construction of Richland as the general contractor.

Additionally, the permit mentions 2733 SF of business use space and 7025 SF of "assembly" space. It's not explained if this is being included for common areas / leasing / support offices for the new apartment complex or if some might be used as leasable commercial space as the Quality Inn formerly held lobby space and a bar / restaurant that would also likely be converted into something. We've attempted to reach out to the new owners on a couple of occasions and never received comment.

The project paperwork also shows the building will go by the name The Olmstead Apartments and is a project of Portland based Fortify Holdings, LLC., the same company that has been acquiring hotels around the Northwest in the past few months for similar projects. Even here in Spokane they are re-developing the former Downtown Days Inn on 3rd into The Imperial Apartments and the former Econo Lodge, west of Downtown on Rustle Ave. into The James Apartments. It's not an indication of what rental rates will be for The Olmsted but rent at both of Fortify's other local projects start in the $1,100 a month range.

Keep watching this site as we plan to keep an eye on this project, and of course all other construction around the Inland Northwest.

Progress watch- Construction underway for a new Ace Hardware in Liberty Lake

Originally announced as part of The General Store's 75th Anniversary last Summer, actual construction recently kicked off for a new location of The General Store Ace Hardware in Liberty Lake. Site work is happening now, and crews are already getting started on the building's foundation. Yost Gallagher Construction is the general contractor and Russell C. Page Architects did the design work.

The new store is the third Ace Hardware franchise in the Spokane area to be locally owned by The General Store, another exists on N. Argonne in Spokane Valley, and a handful of other Ace stores are also located around the Inland Northwest. No opening date hasn't been set for the Liberty Lake location however, they are hoping for a late summer opening depending on the construction timeline.

The new store is being built on an approx. 2-acre vacant lot at 1425 N. Liberty Lake Rd, just north of the Yoke's shopping center and behind Indigo Urgent Care. Plans call for a 14,825 SF standalone store building with an attached garden center. Inside will be all the normal Ace Hardware departments.

Petco relocating to Northtown Square, freeing up existing building for new businesses.

Big box pet supply retailer Petco is on the move. The company is now working on relocating their North Spokane store from its existing location in a stand-alone building at the corner of N. Division & Francis to a new to them space several blocks south.

Petco is already in process of renovating that new store space, which is located at the Northtown Square Shopping Center (4727 N. Division), across from Northtown Mall. The space was most recently used as an Ulta Beauty store before they also relocated to the Franklin Park Shopping Center, in the same general neighborhood. Petco doesn't have an announced opening date for the store at Northtown Square as of yet, or if anything new will included with the new store.

Petco's move however does open up a prime space in North Spokane for a new business or businesses. Renovations will also likely happen soon to the original Petco building a 6302 N. Division. That building has 12,000 square feet of space and can be divided multiple ways to allow for anywhere from a single tenant to lease the entire space to four tenants each with 1500-1600 SF each and the owner is open to other configurations. The space would include free parking and what is perhaps the best commercial corner in Spokane County with a traffic count of over 41,000 cruising by each day.

Possible examples of a renovated and divided facade at 6302 N. Division. Provided by Dave Black of NAI Black.

Multiple options are available for the former Petco space, which is currently leasing via NAI Black at a rate of $27.50 per SF/year (NNN). It'll be interesting to see the new Petco store and what becomes of this space. For more info on leasing, contact Dave Black of NAI Black at 509-622-3535 or dblack@naiblack.com or simply visit http://naiblack.com to see a pdf flyer on this and many other available properties.

Construction progressing for large, Affinity at Mirabeau, senior housing complex in Spokane Valley

Construction work is progressing quickly now for a large new 62 & over senior housing development, located off of Mirabeau Pkwy nearby Mirabeau Park, Center Place, the YMCA and Spokane Valley Mall. Given the location, the project is aptly named Affinity at Mirabeau and will feature 170 units with studio, 1- and 2-bedroom floor plans once complete, the project is currently on target for an opening in August. In fact, the developers have already begun pre-leasing units and have started taking appointments at a temporary leasing office nearby at 16114 E. Indiana Ave. Suite 105.

All rents at Affinity at Mirabeau are all inclusive meaning residents will only pay one payment to include rent, utilities, premium cable TV, Wi-Fi and more, making budgeting easy, an important feature for seniors on a fixed income.

The Affinity at Mirabeau project is also just one of many new construction projects popping up in this section of Spokane Valley. The proposed Spokane Valley Preforming Arts Center is shooting for a possible late summer groundbreaking in front of the Affinity project and by the Tru by Hilton hotel. Additionally, permits have been applied for to build a new 13,000 SF medical office building just a bit south of the project and a recent pre-development filing hints at a possible new mixed-use development off of E. Mansfield Ave. also nearby. Residents of this new project will likely find themselves surrounding with activities.
