The Clock Is Ticking on Spokane's Commercial Core

The Clock Is Ticking on Spokane's Commercial Core
   Spokane's business community faces a convergence of economic pressures that don't get discussed together nearly enough — and the timeline for acting is shorter than most people realize.
   The most concrete threat is the North Spokane Corridor. When it opens around 2030, a significant share of the 50,000-plus vehicles currently moving daily along Division Street will bypass the corridor entirely. That's not a traffic statistic. Those are lunch customers, errand runners, and impulse shoppers — the daily foot traffic that keeps thousands of Spokane businesses viable. History is unambiguous about what happens next. When Interstate 40 bypassed Route 66 in the 1970s, commercial activity along that corridor collapsed within months. The same story played out along US 99 in California's Central Valley. Division Street is Spokane's version of that corridor, and the ribbon-cutting is roughly four years away.
   What makes this moment genuinely urgent is that the NSC doesn't arrive in a vacuum. It lands on top of forces already squeezing Spokane's commercial districts right now.
   Downtown's Class B and C office vacancy rate hit 28% in early 2025, up from 19.7% just two years earlier. That translates to roughly 2,000 fewer workers per day spending money in the core — at restaurants, coffee shops, retail stores, and service businesses that built their models around that foot traffic. That customer base isn't coming back. Remote work isn't a phase. It's a structural shift, and the businesses that haven't adjusted yet are running out of runway.
   Layer on top of that a national retail environment recording more than 8,200 store closures in 2025 alone. When major anchors like Macy's and Walgreens reassess their portfolios, locations in markets with declining traffic counts get cut first. And when an anchor leaves, the independent businesses around it lose the gravitational pull that brought customers to that block.
   Then there's the friction that's already keeping residents away today. Parking costs tip the calculus against downtown trips for price-sensitive shoppers. Spokane's city sales tax puts local merchants at a disadvantage against suburban alternatives and e-commerce. And a growing segment of residents simply describe reluctance to come into the city at all, citing safety concerns and a sense that the environment has become unwelcoming. Perception, whether or not it matches statistical reality, functions exactly like reality for businesses that depend on customers choosing to show up.
   None of these forces is new. What's new is their convergence — and the fact that Spokane actually has the rare advantage of knowing this is coming, and roughly when.
   That window won't stay open. Business associations, city officials, property owners, and anchor tenants need to be at the table before the NSC ribbon is cut, not scrambling after the first wave of closures. The planning that should have started yesterday needs to start now.

Former South Hill Albertson's returns to the market

 


In the first half of 2023, Muv Fitness announced plans to renovate the former Albertson's store at 510 E. 37th Ave. on the South Hill into a new fitness center. But somewhere in the last three plus years that project clearly got sidelined as many have noted little activity at the site, with possible opening dates come and gone. It's not known exactly why the health club chain couldn't pull off opening there, but it now looks pretty confidently that the former grocery store at the corner of E.37th Ave. and Grand Blvd. will not become a Muv Fitness.

This is because last week the building at 510 E. 37th Ave. returned the market, listed as "for sublease" on NAI Black's website. The building could be redeveloped into a number of commercial uses with just over 39,000 square feet of space on a just over 3 acre lot. The site includes the stand-alone store, and surface parking lot.

Kape Cha opens in Downtown Spokane

 





On they're social media, Kape Cha is described as "where coffee meets culture & boba brings the vibe". This new locally owned and operated establishment opened a couple of weeks ago at 1309 W. 1st Ave, in a space shared with The Union, on the western edge of Downtown Spokane. 

Kape Cha says they are Spokane's first destination for Asian sips, featuring freshly whisked matcha, specialty coffee, boba and culturally inspired drinks. The menu features such drinks as Matcha Latte, Mango Matcha, Ube Latte, Pandan Latte, Tiramisù Latter and more. They also plan on offering rotating seasonal drinks and Asian-inspired desserts. Additionally, they note that will likely expand their offerings as they get settled into the new space.

Kape Cha had previously operated as a "pop-up" type of business, and they do still plan to have pop-ups and set up at community events around the Inland Northwest. For more information about Kape Cha, give them a follow-on social media via Facebook or Instagram

The Bagel Authority planning new location in North Spokane


Locally owned and operated, The Bagel Authority is expanding to North Spokane. The restaurant has operated in Downtown Spokane at 903 W. Riverside since 2023 and will remain open there, just adding a second location.

The new second location of The Bagel Authority will occupy the former Starbucks, by Rosauer's grocery store at 9335 N. Newport Hwy. Just a bit north of The Y. This location will have the same menu, but the owner notes they are working on updates to the menu and process to continue to improve the quality of product they serve. The new restaurant will also have a drive thru window, able to serve those in a hurry. 

The Bagel Authority specializes in steamed bagels and sandwiches, additionally they offer coffee and lattes, Lotus Energy drinks and more all available for online ordering. Large new shopping center planned at the Jacklin Ranch development

 


A large new shopping center is in the pipeline for the Jacklin Ranch commercial development site, located just east of the intersection of Hwy, 41 and Prairie Ave. in Post Falls. The new plaza is currently in the permitting process with the City of Post Falls, with an actual groundbreaking coming soon. If all goes as planned the developers plans to have new businesses opening at the site during the winter of 2026 or in early 2027. This is just one part of the greater Jacklin Ranch development site which also has several pad sites, many of which will also be home to new businesses.

Already open at Jacklin Ranch is new Human Bean coffee shop, Peak Fitness and Kootenai Classical Academy. Two new dental clinics, a pharmacy and BankCDA are in various planning phases for the sites along Prairie Ave. also. Additionally, this project is across Prairie Ave. from the under-construction Kootenai Health Campus. It also borders another similar commercial development to the west, where a new Super 1 Foods grocery store recently entered the building process to be constructed soon.

The planned new shopping center will be built directly to the south of Peak Fitness with two buildings, one being a 13,600 square foot building with nine individual business bays, across the surface parking lot will be a second smaller building with three business bays. A build site, recommended for a restaurant is also included within the shopping center site. Ginno Construction will be the general contractor for the project. We checked in and we're told there are no business that can be announced as opening at the site. However, there is a lot of interest already and more recent marketing flyers show at least a couple of the to be built spaces, already in pending status. They do mention however that they are focusing on local businesses and restaurants for this project.

Charlie's Produce breaks ground on new facility on the West Plains

 



Charlie's Produce, a leading independent employee-owned produce distributor, serving the Western United States recently announced plans for a new 66,000 square foot facility, just west of Spokane in the 6500 block of W. 40th Ave., until the new distribution center opens Charlie's Produce will continue serving the Spokane market from their current smaller location at 3530 E. Ferry Ave. in Spokane. This new site will be designed to strengthen warehouse efficiency, support future growth, and enhance service across its regional distribution network.

The building is expected to include 56,000 square feet of warehouse space, with the remaining 10,000 square feet to be utilized for office space. The new Spokane facility will include multiple temperature zones, increased vertical storage, improved warehouse flow, and 17 docks to support inbound and outbound movement. In addition, the site will expand parking and staging capacity to accommodate as many as 180 employees across shifts.
