Going up... work to start on Downtown Coeur d' Alene's newest high rise

About a year after the completion of One Lakeside, a residential / hotel tower that was the last addition to Coeur d' Alene's skyline, work has kicked off for the next skyline addition. This time the new project is called The Thomas George and will be an 18-story mixed use building to be built at 116 S. 3rd St..

The building will be at the corner of 3rd and Front, where a surface parking lot and the former US Bank drive thru lanes had been. It'll also be just steps away from the Coeur d' Alene Resort and Lake Coeur d' Alene. The site has now been cleared and blocked off; and we're told actual construction will start by the end of the Summer. They plan for construction to take about two years, meaning the Thomas George should open in 2024.  Garco Construction will be the general contractor and Miller Stauffer Architects did the architectural designs for the owner Front Row Properties.

The Thomas George will offer 60 condominium units with indoor/outdoor heated pool, golf simulator, 24 hour fitness center, balconies and garage space underground. A recent article from another news source even indicates that many of the condo have already been reserved. Condo's at The Thomas George will range from $770k - $2M, for info on reserving a unit contact Hayden Anderl of Anderl Real Estate & Development at 208-964-0234 / hayden@cbinw.com / http://www.haydenanderl.com

In addition to the residential side of the development two commercial spaces will be available for lease on the ground floor. One 1,527 SF space and another at 1,605 SF, ideally to be used for a food service type tenant(s).

Construction underway for new Bike Hub lead development in Liberty Lake

Originally planned to have construction start in early 2022, delays happen and construction is just now starting for a new commercial development to be built at 2210 N Madson Rd, near Appleway in Liberty Lake. Plans call for the eventual construction of two buildings to be built on what is currently a vacant lot next to the existing Trailbreaker Cider facility.

Paperwork filed in the project's SEPA application indicate a 7500+ SF building to be constructed across from a 6500+ SF building that is indicated as phase two. A new surface parking lot would also be added by the buildings and some land towards the back of the lot that would remain undeveloped at this time.

Bike sports sales and service business, Bike Hub is to be the main tenant for the project taking what's shown as about 4600 SF. Three other tenants are already signed on to open in the development and are even included on a sign at the site. Among these businesses are Move & Co. Real Estate, Red Oak Barbershop and Radio Brewing Company.

Radio Brewing Company will be a new addition to the Spokane area brewing scene, coming to Liberty Lake from their current facility in Kellogg,ID. We believe this will be a second location for the brewery. The other two are new businesses and all should open around the Spring of 2023. JW Elmer Construction of Spokane is the general contractor in charge of the project, with Architectural Ventures doing the architectural design work.

New PODS warehouse taking shape in Spokane Valley, space still available.

Clearwater,FL based portable storage provider PODS is no stranger to the moving industry. But soon instead of helping others make big moves, they'll be making a move of their own in Spokane Valley. PODS, which stands for Portable On Demand Storage, currently operates their Spokane area branch out of space at the Spokane Business & Industrial Park and will soon be the lead tenant on a new warehouse, currently under construction at 4414 N. Barker Rd.

The new facility is just one of many new warehouses within a short radius of the site, including a new Amazon fulfillment center that is now open about a mile +/- west of the site. This new warehouse offers 140,000 SF of total space with PODS planning on taking a little over 70,000 SF.

Above- The rear of the building, road closures unfortunately make the front difficult to see unless on private property.

Above- Front corner of the new building as seen from the business next door.

The remaining space will be available for lease, with brokerage NAI Black marketing the space. The building features 40' clear height at the eaves, ESFR fire protection, drive in loading docks and a prime location. On the marketing flyer the remaining space is shown as leasing at 0.75/SF NNN, however please contact a broker directly as this info is always subject to change. The property is listed by Darren Slackman, SIOR of NAI Black ( 509-622-3595 / dslackman@naiblack.com ).

Building permits show The Habit Burger Grill coming soon to Spokane

The Habit Burger Grill might be coming to Spokane after all. The Irvine, CA based quick service burger chain originally was planned to come to Spokane on a vacant lot at Division & Lyons. But the company backed out of the deal and a Maverik gas station has since been built there.

That was back in the Fall of 2019, but now The Habit Burger Grill has shown up once more with an actual application for a building permit. This time the restaurant is applying to build a new stand-alone building at 6335 N. Division, which is vacant land near the intersection on Division and Francis and north of the newly constructed WESCU branch.

We reached out to The Habit Burger Grill for comment and info on a Spokane location, but they have yet to reply. The building permit info however shows the restaurant will be a 3128 SF building, to be built at a $700,000 valuation.

This will be the first The Habit in the Inland Northwest, although locations do already exist in The Tri-Cities, Yakima and the Seattle/Tacoma area. The brand itself began in Santa Barbara, CA in 1969 and has a menu of chargrilled burgers, sandwiches, salads, frozen treats and more. It was acquired as part of the Yum! Brands family of restaurant brands in 2020.

Taco Vado planning new counter service restaurant on Northwest Blvd.

Taco Vado, considered by some to be a bit of hidden gem in the Spokane restaurant scene, is currently just a drive up stand at 1602 N. Ash, that replaced a non-affiliated bikini coffee stand back in early 2020. But the little eatery with delicious burritos and tacos is growing and will soon have an actual restaurant space to call home.

The owners of Taco Vado recently signed a lease on the former Medicine Shoppe Pharmacy building at 1327 W. Northwest Blvd. and plan to open a new Taco Vado counter service restaurant with indoor seating in the building. The new location is set to open in September, sometime after Labor Day.

The new space will not include a drive thru however, but they tell me they plan on launching online ordering for pick up. Beer & Wine is to be added to the menu and they also plan to have new vegetarian / vegan options as well as an expanded baked good selection on top all their current offerings.

For more info on Taco Vado, including a look at the current menu visit http://tacovado.com

Natural 20 Brewing Co. planning new location near the Spokane Arena

Spokane Valley based Natural 20 Brewing Co. has leased space just north of Downtown Spokane, and nearby the Spokane Arena / The Podium. The brewery plans to open a second location in the space at 412 W. Sharp Ave, which was last used as the home Hidden Mother Brewing. A recently issued press release says their flagship location on E. Sprague in Spokane Valley has become so popular that owners Reece and Jackie Carlson knew there was an opportunity to expand.

Natural 20 Brewing Co. plans to unite beer and nerds at the new Downtown Spokane location. "At Natural 20 we have a unique emphasis on a few different things. The first is creating quality craft beer, focusing on English, Irish, Scottish and American styles"  said Carlson. " We also have a large focus on tabletop gaming and 'nerd culture' and cater to many customers who come into the brewery to discuss and engage in things such as Dungeons and Dragons, Magic the Gathering TCG, Sci Fi, Fantast, Anime and more"

The brewery hosts standard and themed trivia nights as well as occasional murder mystery parties. In addition to providing entertainment and craft beer, the brewery is planning to serve a food menu specializing in flatbreads and sandwiches.

The new Natural 20 Brewing location is set to open sometime in early-mid Summer 2022. The lease transaction was handled by Guy Byrd of SVN Cornerstone.
